Increase in Demand for Freely Decorating Rental Homes without Obligation to Restore Jeonse and Wolse Houses to Original Condition
#Office worker Kim Yeonsu (alias) recently renovated the floor of his 32-pyeong villa, which he rents under a jeonse lease. While replacing the living room flooring or vinyl sheets is difficult without the landlord's consent, Kim did not discuss this separately. This is because using tile carpets allows adhesive-free application on the floor surface and can be removed anytime. He purchased 50 tile carpets and installed them himself, transforming the home's atmosphere for about 150,000 KRW.
Interior items that allow tenants to personalize rental homes are gaining popularity. These include non-damaging installation methods, tile carpets, and adhesive lighting, which are suitable for jeonse or monthly rental homes with practical restrictions on interior changes. Tenants who want to decorate their homes according to their style during their stay while avoiding conflicts with landlords are showing keen interest.
According to Bucketplace, the operator of the lifestyle platform 'Ohouse,' sales of non-damaging installation items and tile carpets have surged recently. For example, sales of the 'Non-Damaging Combi Blinds,' which can be easily installed without nails, increased by about 42% compared to the previous year over the past year. Additionally, sales of 'DIY Tile Carpets,' composed of pieces like tiles that can change the floor without removing the existing vinyl sheets, rose by about 89% year-on-year.
This trend is analyzed to be due to the increased importance of living environments after COVID-19, leading more users to actively decorate jeonse and monthly rental homes. Most jeonse and monthly lease contracts specify the obligation to restore the property to its original condition. While damage caused by wear and tear over time, not intentional, is generally not held against tenants, tenants tend to be cautious even about hammering nails into walls, as it could lead to awkward situations.
Ohouse explained that using non-damaging installation items can reduce such worries and allow tenants to freely decorate their homes. In fact, searching 'non-damaging' on Ohouse reveals thousands of tips for installing shelves, frames, mirrors, and more without damaging walls. Non-damaging installations are used in various forms, from light shelves to curtains, wall-mounted TVs, and door locks. For example, in bathrooms with tiled walls, adhesive shelves are used to store toiletries, and in bedrooms, adhesive brackets are used to install curtains or blinds. An Ohouse representative said, "There are many inquiries about convenient interior items that can be installed without worrying about the obligation to restore rental homes to their original state."
As more users actively decorate jeonse and monthly rental homes, Ohouse has even created and provides an interior guidebook for such rentals. An industry insider said, "The living environment has become an important factor determining quality of life, and the perception that even in jeonse or monthly rentals, people want to decorate according to their tastes has taken root," adding, "Demand for related items will continue to increase."
