- Nationwide Apartment Average Sale Price in the First Half of This Year Hits Record High... Up 12% Compared to Same Period Last Year

The average sale price per 3.3㎡ of apartments nationwide in the first half of this year reached an all-time high. While housing prices are declining, “affordable sale price” apartments that ease the price burden on buyers are standing out in a situation where sale prices are rising.
According to real estate data from Real Estate R114 on the 8th, the average sale price per 3.3㎡ of apartments nationwide in the first half of this year was 14.65 million KRW, marking the highest price since data collection began in 2000 on a half-year basis. This represents an increase of about 12.61% from 13.01 million KRW in the same period last year (first half of 2021).
Industry experts expect the increase in sale prices to be even greater next year. This is because the basic construction cost for apartments subject to the sale price ceiling system will rise by 2.53% starting in the second half of this year, and if prices of construction raw materials such as ready-mixed concrete and high-strength rebar continue to rise as recently, the basic construction cost may be further adjusted three months later.
Meanwhile, DL E&C’s “e-Pyeonhansesang Tangjeong First Dream,” currently being sold in Asan City, Chungnam Province, received 1,506 applications in the first priority subscription in October, recording the highest number of applications among the three complexes sold in Asan City in the second half of this year. Notably, it set an unusual record with a highest competition rate of 112 to 1, attracting attention even in a cooling subscription market.
The complex is a private-participation public sale apartment built on public land, subject to the sale price ceiling system, and was supplied at a relatively reasonable price compared to surrounding market prices. Additionally, the balcony extension construction cost is set between approximately 2.81 million KRW and 4.41 million KRW, which is cheaper than newly sold nearby complexes, allowing buyers to purchase units in the mid-40 million KRW range (excluding penthouses) even including extension costs.
Another advantage is the premium of the “e-Pyeonhansesang” brand. Within the complex, the premium landscaping brand “dePoem” of e-Pyeonhansesang will be applied. The representative space of dePoem, dePoem Park, will be a large-scale area the size of a soccer field, consisting of a lawn yard and water features. Furthermore, e-Pyeonhansesang’s lifestyle-customized residential platform “C2 House” will be implemented, along with community facilities such as a sky lounge and sky guest house.
The official contract period for e-Pyeonhansesang Tangjeong First Dream will be held for nine days from Monday, December 19 to Tuesday, December 27. A housing exhibition hall is currently operating, and move-in is scheduled for January 2025.
