- Dongtan 2 New Town Real Estate Market Revitalized as Southern Seoul Metropolitan Area Transportation Hub Amid Successive Traffic Improvements

This month, as ‘Dongtan Eoullim Familier’ and ‘Dongtan Summa Desiang’ are set to be launched in Dongtan 2 New City, Hwaseong-si, Gyeonggi Province, they are attracting attention as complexes benefiting from major transportation developments.
First, the Dongtan Urban Railway (tram) construction project, with a total budget of 10.5 billion KRW, is scheduled to begin construction in 2024 aiming for opening in 2027. The Dongtan Urban Railway is a streetcar connecting Dongtan, Suwon, and Osan, with the Byeongjeom Station~Dongtan Station~Vehicle Depot (Section 1) line passing near the complex at the new Shindong Station (tentative name). Additionally, the major transportation development that influences housing prices in the metropolitan area, the Metropolitan Area Express Railway (GTX) Line A, passes through Dongtan Station. Among the three GTX lines, Line A is the only one currently under construction and is called the ‘golden line’ as it passes through key new towns in the metropolitan area such as Dongtan, Pangyo, Suseo, Samsung, Ilsan, and Unjeong. The Dongtan~Suseo section is scheduled to open in 2024, with the entire line expected to be completed by 2027. The complex is about a 10-minute drive from Dongtan Station on GTX Line A, making access to Seoul much easier.
Moreover, the Dongtan-Indeogwon Line, connecting Hwaseong Dongtan, Suwon, and Indeogwon in Anyang, is scheduled to open in 2026. The 4th National Railroad Network Construction Plan (2021?2030) includes extending the currently operating Bundang Line to Osan. This is a branch line of the Bundang Line, planned to run from Giheung Station through Dongtan Station to Osan Station. In addition, residents can utilize a solid metropolitan transportation network including the SRT Suseo High-Speed Railway, the 2nd Metropolitan Beltway, and the Gyeongbu Expressway.
A local real estate official said, “Dongtan 2 New City has well-established infrastructure including education, nature, and lifestyle, and especially with active expansion of transportation networks, it is becoming a key transportation hub in the southern metropolitan area.” He added, “Those who want to enjoy the future value of Dongtan should pay attention to the new residential culture town complexes, which are the last opportunity to enter Dongtan.”
Dongtan Eoullim Familier and Dongtan Summa Desiang, supplied by the Taeyoung Dongtan Consortium, are located in a prime position within the new residential culture town, which is the last chance to enter Dongtan New City. They can directly benefit from various transportation developments and conveniently access the well-established residential infrastructure of Dongtan 2 New City, including education, nature, and lifestyle.
In particular, more than 15 years have passed since the development of Dongtan 1 New City was completed, and 7 years since the first residents moved into Dongtan 2 New City. The development of Dongtan 2 New City is also scheduled to be completed by December 2024. Industry experts analyze that the new residential culture town represents the last opportunity to move from apartments built in Dongtan 1 and 2 New Cities to new apartments. Furthermore, while an average of about 12,500 households were supplied annually from 2012 to 2017 in Dongtan 2 New City, the supply dropped to about 4,500 households annually from 2018 to 2021, making new supply scarce.
Meanwhile, Dongtan Eoullim Familier and Dongtan Summa Desiang will be priced reasonably compared to other complexes as they are subject to the price ceiling system. Recently, the area was removed from both the speculative overheating zone and the regulated area, becoming a non-regulated area, thus relatively free from real estate regulations such as subscription, loans, and taxes.
Dongtan Eoullim Familier and Dongtan Summa Desiang will be located in San 4, Shindong, Hwaseong-si, Gyeonggi Province. A106BL Dongtan Eoullim Familier consists of 9 buildings, 3 basement floors to 20 floors above ground, with units ranging from 84 to 99㎡, totaling 640 households. A107BL Dongtan Summa Desiang consists of 10 buildings, 2 basement floors to 12 floors above ground, with units ranging from 99 to 109㎡, totaling 616 households, making a large complex of 1,256 households in total. More than 88% of the total units are rare types exceeding 85㎡ in Dongtan New City.

Based on excellent insight, it has successfully carried out mega projects such as Gwangmyeong Station Area Development, Changwon Unicity, and Jeonju Eco City. This year, newly launched complexes have achieved excellent results in subscriptions, and even during the real estate market adjustment period, they have continued a sell-out streak without unsold units.
