As global economic uncertainties intensify this year, the domestic real estate market is also plunging into a fog. This is because the government's tightening policies and a high-interest rate trend are expected to continue for the time being.

There are market expectations that housing mortgage loan interest rates will exceed the upper limit of 8% for the first time in 14 years within this year. On the 11th, the fixed-rate mortgage loan interest rates of the five major banks?KB Kookmin, Shinhan, Hana, Woori, and NH Nonghyup?were already above 7%, ranging from 4.89% to 7.082% annually.
If the base rate rises again next month in addition to this month's big step, the era of housing mortgage loan interest rates surpassing 8% at the upper limit is expected to arrive. With the U.S. Federal Reserve widely expected to raise rates again next year, domestic housing mortgage loan interest rates could even approach the upper 10% range.
As housing mortgage loan interest rates rise sharply, opportunities for ordinary citizens to own their homes are gradually diminishing. The increased financial costs make it more difficult to enter the housing market.
The investment trend in the real estate market is also slowly changing. Until last year, when the real estate market was booming, investment tendencies strongly focused on realizing 'capital gains' upon sale. However, this year, investors aiming to generate high and stable rental income, similar to a pension, are increasing.
