- Knowledge Industry Centers in Southern Gyeonggi Region Advantageous for Proximity to Seoul and Government Tax Benefits
- ‘Dongtan Heriot The Cube,’ a Knowledge Industry Center Combining Location, Product Value, and Financial Benefits, Now Fully Available
While the housing market has contracted due to strong real estate regulations, the commercial and office real estate markets are enjoying a boom.
In particular, knowledge industry centers, which accommodate workplaces and industrial facilities for knowledge industries and information and communication industries, as well as support facilities, are continuously attracting interest from small and medium-sized enterprises and venture companies.
Unlike apartments, which face strict loan regulations, knowledge industry centers offer tax reduction benefits and financial incentives upon move-in.
It is important to note that tax application conditions such as acquisition tax, property tax, and corporate tax differ depending on whether the occupant is an individual business owner or a corporate business.
For example, areas in the southern Gyeonggi region such as Hwaseong, Pyeongtaek, and Anseong are classified as growth management zones. Therefore, the first occupant company that purchases and moves into a knowledge industry center in these areas can receive a 50% reduction in acquisition tax and a 37.5% reduction in property tax until December 31 of this year. A bill to extend the exemption period by three years until December 31, 2025, has also been proposed and is currently underway.
Companies relocating from the metropolitan area’s overconcentration control zones to growth management areas like Hwaseong can receive a 100% exemption on acquisition tax and up to a 100% exemption on corporate or income tax for four years. Therefore, knowledge industry centers in the southern Gyeonggi region, which are relatively close to Seoul and offer government tax benefits, are considered advantageous alternative investment destinations.
An industry insider said, “Knowledge industry centers allow loans up to 80% of the sale price and are relatively free from loan regulations such as DTI, LTV, and DSR. Moreover, if qualification conditions are met, acquisition tax and property tax can also be reduced, lowering the tax burden. Knowledge industry centers that provide such tax benefits while offering abundant transportation networks and excellent future value are regarded as the best alternative investment destinations.”
Meanwhile, in Hwaseong City, a growth management area in Gyeonggi Province, the knowledge industry center ‘Dongtan Heriot The Cube,’ equipped with a business environment, location, excellent product quality, and various tax benefits, is set to recruit tenant companies.
Located in the support block of Dongtan 2 New Town (Yeongcheon-dong area, Hwaseong City), Dongtan Heriot The Cube is a home office-type knowledge industry center with a total floor area of 43,205.66㎡, spanning from basement level 1 to 19 floors above ground. It consists of neighborhood living facilities, 544 office units, and 21 commercial units.
Near Dongtan Heriot The Cube is Dongtan Techno Valley, the largest industrial cluster in the metropolitan area, as well as Samsung Electronics’ Giheung, Hwaseong, and Suwon plants, securing abundant demand from the surrounding area and expecting various synergy effects.
With excellent location conditions, the product quality is also outstanding. It is developed as a complex knowledge industry center combining knowledge industry centers and commercial facilities, and features a home office-type live office differentiated from existing offices, allowing work, rest, and residence, thus attracting diverse corporate demands as well as small-scale startup needs.
Differentiated specialized designs to enhance work efficiency will also be introduced. First, high ceiling heights maximize openness, all units are designed with square floor plans, and balconies are installed to maximize usable space.
Additionally, the basement level 1 includes community facilities such as a fitness center, and the second floor houses electric vehicle charging stations, meeting the rapidly increasing demand for electric vehicles. Ample parking space for 327 vehicles is also secured, improving work convenience for tenants and employees.
Furthermore, the area around the knowledge industry center is equipped with an extensive railway transportation network, promising high future value. Currently, Dongtan Station’s SRT line allows quick access to Gangnam Suseo Station, and in the future, Dongtan Station will become a multi-line station served by five lines, including GTX-A (Dongtan?Samsung), the extension of the Bundang Line, Tram Lines 1 and 2, and the Indeokwon?Dongtan double-track railway.
Dongtan Heriot The Cube is currently operating a promotional center.
