Recently, in the real estate market, smart homes incorporating artificial intelligence (AI) and Internet of Things (IoT) technologies are gaining attention.
According to the 'Real Estate Trend 2022' report released by the Korea Gallup Survey Research Institute in March this year, an interview survey of 1,344 household heads and spouses aged 20 to 69 from Seoul, Gyeonggi, Busan, Changwon, and other regions found that among 10 segmented specialized housing types, the ‘smart home system (controlling lighting, gas, voice recognition, etc. remotely)’ was the most chosen type across all age groups, accounting for 37%.
Industry analysis suggests that while apartment value was previously determined by hardware such as exterior design, community facilities, and landscaping, the importance of software like advanced technology and security systems is now being emphasized.
Just a few years ago, apartments had home networks that allowed only basic functions such as meter reading, security recording, standby power cutoff, and CCTV monitoring through indoor displays. However, recently introduced home IoT systems offer a wide range of functions beyond basic home networks, including security and energy management, and greatly enhance convenience by enabling control of lighting, gas, door locks, heating, and ventilation systems from outside via smartphone applications.
Accordingly, the domestic smart home market size is also on the rise. According to the ‘2020 Smart Home Industry Status’ report by the Korea AI Smart Home Industry Association, the domestic smart home market grew from KRW 70.9698 trillion in 2019 to KRW 78.2837 trillion in 2020, and is expected to expand to over KRW 100 trillion by 2023.
An industry insider stated, “As AI and IoT technologies advance daily, apartments equipped with advanced systems that are both practical and highly convenient are stimulating consumers’ purchasing desires,” adding, “Competition among construction companies to dominate the smart home market is fierce.”
In this context, interest is growing in ‘Indeogwon Xi SK VIEW’ located in Naeson-dong, Uiwang-si, Gyeonggi-do. Indeogwon Xi SK VIEW is a large apartment complex of 2,633 households built by GS Construction and SK Ecoplant, ranked among the top 10 in construction capability evaluation.
The complex allows control of lighting, heating, gas, and more from outside via the Xi app solution, and provides information on fine dust, weather, and other data. Security is enhanced with high-definition CCTV, infrared sensors installed in the lowest floors 1 and 2 (excluding pilotis), vehicle number recognition parking control systems, and elevator security handrails (in main apartment buildings).
Moreover, energy and management cost savings are possible through high airtight insulation windows, centralized light-off switches, high-efficiency LED lighting, and regenerative elevators. For residents’ convenience, electronic book libraries, unmanned parcel systems, household storage, and smart passes will also be provided.
The community and landscaping design are also excellent. Considering the surrounding scenery and location characteristics, the exterior is designed to stand out, and instead of placing parking lots above ground, the complex features themed gardens and children’s playgrounds blending green spaces and resting areas throughout the site. Community facilities include a multipurpose gymnasium, multipurpose lounge, fitness center, indoor golf practice range, GX room, Pilates, indoor playground, cultural lecture room, and saunas (male and female).
Meanwhile, the official contract signing for Indeogwon Xi SK VIEW, for those who completed subscription within the ranking, will be held over three days from October 11 to October 13.
A model house is currently open, and move-in is scheduled for May 2025.
