As demand for exclusive area 84㎡ units increases in the real estate market, it has even secured the title of the "national standard size."
Experts attribute the establishment of the exclusive 84㎡ type as the national standard size to the fact that most apartment end-users are 30-40-year-olds living with children, typically 3-4 person households. Additionally, when specialized designs such as balcony expansions, dressing rooms, or alpha rooms are applied to the exclusive 84㎡ type, the actual usable area becomes as spacious as that of larger types, which is also cited as a factor for its popularity.
Looking at the actual sales market, the exclusive 84㎡ type is achieving excellent results. Up to August this year, a total of 49,447 units of the exclusive 84㎡ type were supplied nationwide for general sale, and 426,561 first-priority subscription applications were received, recording a competition rate of 8.62 to 1.

In August, the ‘Hillstate Wolsan’ in Nam-gu, Gwangju, which received subscriptions for exclusive 49~84㎡ units, recorded an average first-priority competition rate of 6.37 to 1, with the exclusive 84㎡B type achieving the highest competition rate of 8.04 to 1.
In terms of price increase rates, medium-sized apartments including the exclusive 84㎡ have recorded higher figures compared to small and large apartments. According to the monthly apartment sale price index by area from KB Housing Price Trends (as of August 2022), the price of medium-sized apartments nationwide with exclusive areas between 62.8㎡ and less than 95.9㎡ rose by 29% compared to the same month two years ago. In contrast, small apartments under 40㎡ increased by 25.2%, and large apartments over 135㎡ rose by 26.7%.
An industry insider said, “Recently built apartments with exclusive 84㎡ types are designed to be similar to large types in terms of space utilization and openness, but are more reasonably priced, making them highly preferred among end-users. Due to high demand and active transactions, investor interest remains steady.”
Meanwhile, Kumho Construction’s ‘Yangsan Kumho Richensia Signature,’ currently being supplied in Yangsan City, Gyeongnam Province, also applies various floor plans such as slab-type and tower-type in a single exclusive 84㎡ area configuration.
