‘Signature Gwanggyo Phase 2’ knowledge industry center, constructed by Hanwha Construction, is set to be unveiled near Sanghyeon Station on the Shinbundang Line and Maebong Forest. This facility follows the successful sale of ‘Signature Gwanggyo Phase 1’ last year and is built as a branded knowledge industry center. It is attracting attention not only for its excellent transportation conditions but also because it is the last knowledge industry center to be established within the Gwanggyo Housing Development District.


Located on an urban support facility site within the Gwanggyo Housing Development District, the ‘Signature Gwanggyo Phase 2’ knowledge industry center will be built on a site of 7,968.30㎡, with 4 basement floors and 10 above-ground floors, totaling a gross floor area of 32,191.80㎡.


The ‘Signature Gwanggyo Phase 2’ knowledge industry center boasts an optimal transportation location, being within walking distance of Sanghyeon Station on the Shinbundang Line. Using Sanghyeon Station, it takes about 30 minutes to reach Gangnam Station. In May, the Shinbundang Line extension from Sinnonhyeon to Nonhyeon and Sinsa stations was opened, further improving access to Gangnam. The extension project for the Shinbundang Line’s Homaesil section is also scheduled to begin construction in 2023, making it a route with high future value.


The metropolitan transportation network is also excellent. It is adjacent to Sanghyeon IC on the Yongin-Seoul Expressway, Dongsuwon IC on the Yeongdong Expressway, Singal JC on the Gyeongbu Expressway, and Poeun-daero (National Route 43), allowing easy access to anywhere in the metropolitan area.


Additionally, Maebong Forest and Gasan Stream, located close to ‘Signature Gwanggyo Phase 2,’ offer a natural environment in the heart of the city. Not only can occupants enjoy forest views, but they can also take leisurely walks along the flowing Gasan Stream in front. Nearby Gwanggyo Lake Park and Gwanggyo Central Park provide even richer natural experiences.


Being situated in Gwanggyo New Town, the center benefits from abundant industrial infrastructure. The Gwanggyo Technovalley and Samsung Electronics Suwon Campus are nearby, facilitating synergy with large corporate affiliates and partner companies. Furthermore, with a population of approximately 1.19 million in Suwon City and about 1.06 million in Yongin City as its hinterland demand, it offers favorable conditions for proximity between residence and workplace.


‘Signature Gwanggyo Phase 2’ attracts attention by introducing specialized designs that companies will find appealing. Most units offer balconies, and some units feature 2 to 4-sided balconies and terrace spaces, maximizing the area exposed to the outdoors.


A Signature Garden allowing natural light to reach down to the second basement floor has been created for comfortable relaxation. The building is designed in a rectangular shape to maximize the natural environment of Maebongsan Mountain and Gasan Stream. The lobby is planned to be three stories high (from basement level 2 to ground level 1), creating a grand and well-lit high-quality space. The dormitory, built separately from the knowledge industry center as an annex building, will consist of a total of 57 units ranging from 39 to 98㎡ in exclusive area. All types secure a high ceiling height of 2.4m, and some types feature a 5.5m high duplex living room ceiling, balconies, terraces, and pantries. Furthermore, convenience facilities such as lounges, unmanned parcel lockers, and coin laundries will be provided, and users will have access to community facilities and neighborhood living facilities within the knowledge industry center.


Unlike residential or officetel properties, knowledge industry centers are not subject to subscription, loan, or resale restrictions and offer various benefits such as tax incentives, making them attractive to small and medium-sized enterprises and startups.


In particular, ‘Signature Gwanggyo Phase 2’ is located in Yongin, which is designated as a growth management zone. Companies relocating from the metropolitan area’s overconcentration control zones (Seoul, Incheon, Bucheon, Goyang, Seongnam, Anyang, Uiwang, Gunpo, etc.) can receive a 100% corporate tax exemption for four years under the Restriction of Special Taxation Act, followed by a 50% exemption for two years. Acquisition tax is also exempted 100% for four years and 50% for two years thereafter. For knowledge industry centers, interest-free loans for interim payments are supported, and final payment loans of over 70% are possible, reducing initial financial burdens.


The ‘Signature Gwanggyo Phase 2’ knowledge industry center is currently operating a promotional center.
