Indeogwon Ultra-Station Area 'Signity Rendezvous' Commercial Space Scheduled for Sale

Signity Indukwon Officetel's commercial complex 'Signity Rendezvous' at Indukwon Station in Gyeonggi-do announced that it is preparing to sell a limited quantity of 32 stores.


Signity Indukwon Officetel has a site area of 1,770.80㎡, a building area of 1,050.95㎡, with 5 basement floors, 23 above-ground floors, and a building height of 78.60m. The commercial facilities are a mixed-use complex located on the 1st and 2nd floors, surrounded by 126 officetel units each with an exclusive area of 84㎡, making it easy to secure a fixed customer base.


The commercial facility of Signity Indukwon Officetel, 'Signity Rendezvous,' is planned to be sold as commercial real estate with 17 stores on the 1st floor and 15 stores on the 2nd floor. It features fully self-parking spaces, completely eliminating the inconvenience of mechanical parking. With new construction planned up to the 23rd floor, it holds the merit of being the tallest and most modern building in the Indukwon Station commercial area, symbolizing prestige.


The shopping complex is located in a prime ultra-station area, just 70m from Exit 2 and 80m from Exit 3 of Indukwon Station. Currently, besides the existing Line 4, the opening of the Wolgot-Pangyo Line, which reaches Pangyo in about 10 minutes, the Dongtan-Indukwon Line, which reaches Dongtan in about 30 minutes, and the GTX-C Line, which reaches Gangnam Samsung Station in about 10 minutes, have been sequentially confirmed, promising the formation of a quadruple station area at Indukwon Station in the future.


The surrounding demand base is also abundant. According to the 'Korea Real Estate Board Commercial Real Estate Lease Trend Survey Vacancy Rate by Region per Quarter (Small-scale Commercial)' data posted on the Public Data Portal managed by the Ministry of the Interior and Safety, the average vacancy rate in Seoul is 6.5%, and in Gyeonggi-do it is 5%. Among these, the small-scale commercial vacancy rate in the Indukwon commercial area recorded 0%.


Indukwon Station is evaluated as an ideal jar-shaped commercial area surrounded by residential complexes and industrial complexes in all four directions. There are more than 30 apartment complexes using Indukwon Station as a major subway station, with approximately 20,000 households. Estimating by population, this amounts to nearly 47,000 people.


Additionally, the industrial complex An-yang Venture Valley located northwest of Indukwon Station, along with major educational and research institutions such as Anyang University, Yeonseong University, and Pyeongchon Smart Square, as well as numerous venture and startup support facilities, are situated nearby. In particular, Pyeongchon Smart Square is an information and communication technology research and development complex created by Anyang City aiming to become the second Pangyo Creative Economy Valley. Currently, many companies including LG Uplus, medical imaging device specialists, and display equipment firms are located there, so considering only the commuting workforce, a large additional demand for commercial use can be expected.


Moreover, opposite the A commercial zone in front of Signity Rendezvous, a large-scale Indukwon urban development project covering as much as 45,000 pyeong is underway. Furthermore, several redevelopment projects near Indukwon Station are being promoted with the goal of sales in the second half of this year.


A sales representative of Signity Rendezvous stated, “There are no restrictions on resale of the stores, and for Signity Rendezvous stores, the developer supports all interest on interim payment loans.”


Meanwhile, Signity Rendezvous is operating a sales promotion center.
