As housing insecurity intensifies and more demanders turn their attention to rental housing, public-supported private rental housing with a ‘brand’ is receiving high interest. This is because private construction companies build these rental homes, breaking away from the existing image of rental housing and enhancing recognition, while also guaranteeing excellent product quality comparable to regular apartments.
Public-supported private rental housing sets reasonable rents at 85-95% of market prices, with rent increases limited to within 5% annually, reducing the burden of housing costs. Additionally, long-term residence of up to 10 years is possible, allowing for stable living.
In particular, since these homes carry the brand of private construction companies, they feature specialized designs such as layouts comparable to regular apartments and high-end finishing materials, as well as various community facilities and residential services, further enhancing residential satisfaction.
Accordingly, ‘Hadan Lotte Castle,’ a public-supported private rental housing complex supplied by Lotte Construction near Dangni Station on Busan Subway Line 1, is attracting attention.
‘Hadan Lotte Castle,’ supplied by Lotte Construction in the Hadan-dong area of Saha-gu, Busan Metropolitan City, is currently accepting applications.
The application period runs from the 5th (Monday) to the 7th (Wednesday) and applications can be submitted through the company’s website. The announcement of successful applicants will be on the 8th (Thursday), and contracts will be signed over two days from the 16th (Friday) to the 17th (Saturday). Detailed information is available on the respective website.
Special supply is divided into newlyweds and youth categories. Newlyweds eligible to apply must be members without home ownership, have a combined marriage period within 7 years, and not own a vehicle. Youth applicants must be unmarried, aged between 19 and 39, without home ownership or vehicle ownership.
General supply applications are open to anyone aged 19 or older who is a member of a household without home ownership. Also, there is no need to use a subscription savings account, and there are no residency restrictions.
The complex consists of a total of 356 apartment units from basement level 4 to ground level 20, along with 19 neighborhood commercial facilities. This supply will recruit 190 units and will feature residential services and designs specialized for the main tenant age groups of 20s and 30s youth and newlyweds.
Located just a 1-minute walk from Dangni Station on Busan Subway Line 1, the ultra-station area complex offers easy access to major downtown areas of Busan. Additionally, it has convenient access to Nakdong-daero, Gangbyeon-daero, and Dadae-ro, allowing vehicle travel within 30 minutes to major industrial complexes in western Busan such as Sasang Industrial Complex, Sinpyeong Jangnim General Industrial Complex, and Myeongji Noksan National Industrial Complex. Nearby are Saha-gu Office and the Hadan 5-day Market commercial area, as well as the largest commercial districts in Busan’s Saha-gu, Hadan Ogeori commercial district and Daehak-ro commercial district.
‘Hadan Lotte Castle’ is composed mainly of six small housing types among the total 356 units: exclusive areas of △24㎡A 90 units, △24㎡B 18 units, △24㎡C 32 units, △37㎡A 108 units, △45㎡A 54 units, and △45㎡B 54 units. Lotte Castle’s specialized design and built-in systems from furniture to appliances are applied to the small units (exclusive 24㎡), and 0.79 self-parking spaces per unit are provided to enhance tenant convenience.
‘Hadan Lotte Castle’ offers leisure activities with a rooftop garden and fitness center designed on the top floor, a book caf?, and childcare facilities. The complex also includes commercial spaces, public open areas, and a customized community startup support center for people in their 20s and 30s, allowing residents to enjoy a diverse daily life.
‘Hadan Lotte Castle’ is currently operating a sales promotion center, with move-in scheduled for October 2022.
