Amid increasing financial burdens on buyers due to recent rises in jeonse prices, areas where it is possible to purchase a home at reasonable prices compared to surrounding market rates are gaining attention.
A representative example is Anseong City in Gyeonggi Province. According to KB Real Estate, the average apartment sale price in Anseong City was 237.5 million KRW in June. Meanwhile, during the same period, the average apartment jeonse price in Pyeongtaek City was 239.43 million KRW. This means that the amount required to live on jeonse in Pyeongtaek could instead buy a home in neighboring Anseong.
In this atmosphere, the proportion of non-local buyers purchasing apartments in Anseong City has also increased. According to the Korea Real Estate Board, among the 1,298 apartment sales transactions in Anseong City from January to May this year, 871 were by non-locals, accounting for about 67.1%. This means that two out of three apartments in Anseong were purchased by non-locals, marking the highest ratio since statistics began in 2006.
A sales official stated, “With jeonse prices soaring uncontrollably and a large-scale jeonse shortage expected due to the three lease laws, it is advisable for buyers planning to purchase a home to act quickly.”
