- Paju City Average Age 41.8, Popular Among Young Demand... Ranked 1st in Early 2024 with 41.4 Points
- ‘ePyeonhansesang Heyri’ Located in Non-Regulated Area, Lowering Subscription Barriers... Opportunity for Low Score Applicants
Recently, with an increase in the influx of the 30s and 40s age groups into the housing market, the "young cities" with a lower average age are bustling. These groups have a higher purchasing power for "owning a home" and a clear preference for new apartments, injecting vitality into the local pre-sale market.
According to data from the Korea Real Estate Board, among the 480,302 apartment sales transactions nationwide over the past year (July 2021 to June 2022), purchases by the 30s and 40s age groups accounted for 49% (233,072 transactions) of the total. Breaking it down, the 30s accounted for 114,815 transactions and the 40s for 118,257 transactions, showing the highest number of sales transactions among all age groups.
Since the younger generation mainly consists of actual demand, their interest in newly developed complexes incorporating the latest designs is also prominent. A representative example is Paju City in Gyeonggi Province. According to resident registration population data by region, the average age in Paju City is 41.8 years, which is lower than the national average (44 years) and the Gyeonggi average (42.2 years).
In Paju City, 8 out of 10 complexes sold last year were closed in the first priority round, recording an average competition rate of 25.02 to 1 in the first priority. This year, the first half saw a first priority competition rate of 41.4 to 1 by region, ranking second highest in Gyeonggi Province.
Industry experts analyze that Paju City attracts young buyers because it is one of the Gyeonggi areas with excellent access to Seoul, convenient commuting to business districts, and various upcoming transportation benefits, making it highly valuable for the future.
In this context, DL Construction’s large-scale complex under the ‘e-Pyeonhansesang’ brand in Paju City is drawing attention. ‘e-Pyeonhansesang Heyri,’ located in Tanhyeon-myeon, Paju City, Gyeonggi Province, will be developed with 8 buildings ranging from 3 basement floors to a maximum of 25 floors above ground, comprising a total of 1,057 households with exclusive areas of 84㎡.
The complex offers easy access to the Jayuro and Seoul-Munsan Expressway via Seongdong IC and Sandan IC, facilitating convenient travel to Seoul and other metropolitan areas. Additionally, the Gyeongui-Jungang Line’s Geumchon Station and a wide-area bus network connecting Yeouido and Gangnam are located nearby, providing excellent access to Seoul.
Various transportation benefits are planned nearby, including the GTX (Great Train Express) Line A, the extension of Subway Line 3, and the Metropolitan Area 2nd Ring Expressway section from Gimpo to Paju to Pocheon, which are expected to further improve accessibility. Moreover, commuting to various business districts such as the LCD General Industrial Complex, where LG Display is located, and Paju Publishing City is convenient.
Within a 500-meter radius, there are facilities such as Hanaro Mart, Tanhyeon Comprehensive Welfare Center, and Tanhyeon-myeon Administrative Welfare Center. Within a 5-kilometer radius, residents can enjoy shopping and cultural facilities such as Heyri Art Village, Safari Experience Theme Park, and Paju Premium Outlets, ensuring a convenient lifestyle. Additionally, the nearby Unjeong New Town living area can be shared.
Furthermore, Tanhyeon Elementary School’s attached public kindergarten, Tanhyeon Elementary School, and Tanhyeon Middle School are within walking distance, and nearby attractions such as Tongildongsan, Bohyeonsan, Soulwon, and Imjingang provide a pleasant residential environment and leisure opportunities.
Notably, Tanhyeon-myeon in Paju City, where the complex is located, is a non-regulated area in the metropolitan region, relatively free from restrictions on subscription, loans, and taxes. If a subscription savings account has been held for more than 12 months, both the head of household and household members qualify for first priority regardless of home ownership, and there are no restrictions on re-winning.
A sales official stated, “e-Pyeonhansesang Heyri is located in Paju City adjacent to Seoul, offering excellent living conditions and promising future value through various nearby development benefits. Especially as it is in a non-regulated area, the subscription threshold is relatively low, making it a good opportunity for young buyers with low scores to own a home.”
e-Pyeonhansesang Heyri plans to open a housing exhibition center.
