- Specialized Exterior Design Establishes Itself as a Value-Enhancing Factor for Complexes... Increasing Consumer Interest
- 'Hillstate Centum The First' Raises Quality with Curtain Wall Look Design and Distinctive Gate Features Garnering Attention
The importance of exterior design in the real estate market is growing. As complexes with specialized exteriors become regional landmarks and gain high popularity, demand from buyers is increasing accordingly.
In fact, complexes adopting specialized exterior designs not only break away from monotonous designs but also enhance views and add a sense of luxury, thereby raising the overall value of the complex in many places. Based on this, these complexes gain high recognition and symbolism, establishing themselves as regional landmarks and leading local market prices.
A representative example is 'Acro Riverpark' in Seocho-gu, Seoul. This complex applied a luxurious exterior using the curtain wall (glass curtain) method, resulting in prices exceeding 100 million KRW per pyeong (3.3㎡), leading the sales market in Seocho-gu. According to Real Estate R114 data, as of August 16, the average sale price per 3.3㎡ of Acro Riverpark was 113.88 million KRW, far surpassing the Seocho-gu average of 70.25 million KRW.
In provincial areas as well, complexes with differentiated exteriors continue to enjoy high popularity. For example, the 'W Apartment' supplied in Yongho-dong, Nam-gu, Busan, features a specialized exterior design with a high-rise section shaped like a gate open to the sky and waves in the design, instantly becoming a landmark representing Busan. As a result, this complex, along with LCT and Samik Beach (reconstruction), is leading the market prices in Busan.
Residential officetels are also steadily increasing popularity through differentiated exterior designs. Especially, residential officetels with distinctive exterior designs have been selling out continuously in the pre-sale market. For instance, last year, 'The Sharp Songdo Ark Bay' residential officetel supplied in Songdo International City, Incheon, attracted attention for its spiral-shaped specialized exterior design adding luxury, closing all types of subscriptions with a competition rate of up to 613 to 1 and an average of 269 to 1, selling out in a short period.
An industry insider stated, "Recently, as buyers' preference for luxury complexes has increased, interest in specialized exterior designs is also growing," adding, "Complexes equipped with specialized exterior designs are continuously gaining popularity in both sales and pre-sale markets."
Meanwhile, in Busan, Hyundai Engineering has announced that 'Hillstate Centum The First,' located along the Suyeong Riverside in the Centum area, will apply a differentiated exterior design, attracting attention.
'Hillstate Centum The First' is located in Mangmi-dong, Suyeong-gu, consisting of four buildings like an apartment, with a total of 447 units ranging from 61 to 84㎡, from basement level 3 to ground level 37, configured as a complex-type officetel with various community and landscaping features.
This complex plans to implement a luxurious and practical exterior by introducing a landmark roof structure and landscape lighting considering its location adjacent to the Suyeong Riverside, and applying a curtain wall look facade design. Additionally, a gate with a differentiated design as a symbolic object will be introduced to enhance the quality of the complex.
A sales official said, "In addition to exterior design, various specialized designs unique to Hyundai Engineering Hillstate, focusing on details, will be applied within the complex," adding, "Through this, the residential value for residents is expected to increase significantly."
Hillstate Centum The First maximized openness, sunlight, and ventilation by arranging the complex mainly facing south and securing open corridors. All units are mainly small to medium-sized types, rare along the Suyeong Riverside, and the interior layout applies the same structural design as general apartments with a 4-bay plate-type layout (except for some types), enhancing residential convenience. Furthermore, depending on the type, dressing rooms and utility rooms will be introduced, expanding storage space and usability.
Additionally, the complex will feature a rooftop garden providing a relaxing daily life, and plans to offer fitness facilities and individual storage rooms for residents' health and convenience.
Meanwhile, Hillstate Centum The First boasts a pleasant residential environment with its location directly facing the Suyeong River. Especially, some units offer permanent views of the Suyeong River right in front of the complex, along with ocean views, further enhancing the premium view and comfort.
Also, being located in the Centum area, residents can share the Centum City living zone with Shinsegae Department Store, BEXCO, Lotte Department Store, and the Busan Cinema Center, and enjoy convenience with Costco and E-Mart Traders nearby.
Moreover, the complex offers excellent accessibility to and from Busan city via Jwasuyeong-ro, Gajeonggyo Bridge, and Beonyeong-ro, with easy access to the Gyeongbu Expressway, providing an excellent metropolitan transportation network. Nearby, the underground urban expressway between Mandeok and Centum, considered the largest transportation benefit in the Centum area, is scheduled to open in 2024, further improving transportation conditions.
Visitors can make reservations to visit the model house through the website, and customers who make reservations and receive consultations will be given an annual Costco membership (one per team, no duplicates, while supplies last).
