As the preference for a 'smart single home' becomes more distinct, apartments located within walking distance to schools, known as school zone apartments, are gaining popularity. This is because the main demand group in the real estate market has become the 30s and 40s generation with children, who are flocking to complexes where walking to school is possible.
According to the Korea Real Estate Agency's statistics on nationwide apartment sales transactions from January to May this year, out of a total of 155,987 transactions, about 47.07%, or 73,425 transactions, were made by people in their 30s and 40s. This means that one out of every two apartments was traded by the 30-40 generation. Among the factors most important to 30-40 generation buyers when choosing an apartment, children's education is cited as one of the top priorities.
In the sales market, school zone complexes that allow walking to school are also showing strong performance. An industry expert said, "Complexes with a safe educational environment that allows walking to school have a solid demand base centered on the 30-40 generation, so not only can we expect successful sales, but also price appreciation." He added, "Since both the sales and resale markets are strong, it is advisable to keep an eye on major new supply volumes."
