The 'Hot' Chungnam Asan Housing Market, 'Asan Xi Grand Park' to Launch in September

Newly launched residential complexes in Asan, Chungnam are achieving excellent results and successfully attracting subscription interest, and GS Construction announced that it will launch ‘Asan Xi Grand Park’ in September, drawing significant attention from prospective buyers.


In particular, Asan Xi Grand Park is the first private park special project in Asan City, located on the site of multi-family housing within the Asan Yonghwa Sports Park development project. Despite the nationwide sluggish market atmosphere, it is expected to continue the heated demand in Asan’s housing market.


In fact, the Asan housing market where the complex will be built is showing a strong trend, smoothly closing first-priority subscriptions despite a sharp increase in unsold units in some areas such as Seoul and Daegu. According to Real Estate R114 data, from last year to the first half of this year, a total of 12 complexes with 5,502 households were launched in Asan City, of which 8 complexes closed first-priority subscriptions. For the 12 complexes, 209,356 first-priority subscription applications were received, recording an excellent average competition rate of 38.05 to 1.


The complex with the highest subscription competition rate was ‘Tangjeong Station Yemiji,’ launched in Tangjeong-myeon, Asan City, last December. This complex received 133,361 subscription applications for 410 households, recording a triple-digit average competition rate of 352.27 to 1 for first-priority subscriptions.


Experts analyze that the reason why the Asan housing market maintains a vibrant atmosphere is due to the abundant housing demand driven by the presence of leading domestic conglomerates. In fact, Asan City hosts production bases of global conglomerates such as Hyundai Motor Company, Samsung SDI, Samsung Nano City, and Samsung Display City Asan Campus. Over 2020 and 2021, a total of 62 companies signed investment agreements worth approximately 1.8491 trillion KRW, attracting the largest scale of corporate investment ever and emerging as the economic center of the central region.


An industry insider said, “As the metropolitan area factory total volume system is expected to be maintained for the next 20 years, corporate attraction to Asan, which is close to the metropolitan area, is expected to continue steadily, increasing job creation and housing demand.” He added, “Also, Asan is a non-regulated area with relatively low subscription thresholds and is free from various real estate regulations such as re-subscription restrictions and resale restrictions, so it is expected to be successfully sold.”


Meanwhile, Asan Xi Grand Park is equipped with various infrastructures such as transportation, education, and daily life. First, public transportation networks such as Onyang Oncheon Station on Subway Line 1 and KTX Cheonan Asan Station are well established, making access to Seoul and other metropolitan areas convenient. Additionally, transportation conditions are expected to improve with upcoming projects such as the Asan-Cheonan Expressway (Phase 1 of the Dangjin-Cheonan Expressway), the Western Inland Expressway (planned), and the Seohae Line double-track railway (planned).


Moreover, it is a safe school zone apartment within walking distance to Yonghwa Elementary School, Onyang Middle School, and Yonghwa High School, with excellent educational conditions due to nearby academies and the Asan City Central Library. In addition, E-Mart, Lotte Mart, traditional markets, and public offices such as City Hall and the courthouse are all within 2 km, providing convenient living.


Asan Xi Grand Park, located in Yonghwa-dong, Asan City, Chungnam, is classified as a non-regulated area. First-priority subscription applications can be made by residents aged 19 or older who have held a subscription account for more than six months and meet the deposit criteria by area and size, residing in Asan, Chungnam, Daejeon, or Sejong. Homeowners and household members can also apply, and there are no re-subscription restrictions. Resale of the pre-sale rights is allowed after the contract.


Asan Xi Grand Park will be developed as a large complex with a total of 1,588 households across two blocks in Yonghwa-dong, Asan City, Chungnam. Block 1 consists of 5 buildings ranging from 3 basement floors to 35 floors above ground, with 739 households sized 74 to 149 square meters. Block 2 consists of 6 buildings ranging from 4 basement floors to 37 floors above ground, with 849 households sized 84 to 149 square meters. Various floor plans such as 4-bay slab-type and tower-type designs will be applied.


The model house is scheduled to open in September, and the sales promotion center is currently operating by appointment only.
