Expectations Rise for Pyeongtaek Hwayang District 'ePyeonhansesang' Brand Town Developed by DL Construction

Expectations Rise for Pyeongtaek Hwayang District 'ePyeonhansesang' Brand Town Developed by DL Construction

As the preference for brand apartments from major construction companies intensifies in the real estate market, a large-scale 'e-Pyeonhansesang' brand town with over 1,900 households is set to be formed through the simultaneous sale of two complexes in the Hwayang district of Pyeongtaek, Gyeonggi Province, attracting significant attention from buyers.


Brand towns are supplied under a single brand, which greatly enhances promotional effects. Construction companies put considerable effort into increasing brand awareness by focusing on layouts as well as landscaping and community facilities within the complexes, often establishing these as landmark complexes representing the region.


These brand towns excel in convenience and recognition compared to other complexes, and being large-scale developments, transportation networks and living convenience facilities are prioritized for expansion. As a result, they lead local market prices and maintain relatively stable prices even during economic downturns due to their high liquidity.


A representative example is the 'e-Pyeonhansesang Gwangju Station' in Yeokdong, Gwangju City, Gyeonggi Province. This large-scale e-Pyeonhansesang brand town consists of five complexes with a total of 2,122 households and is thriving as a landmark complex leading the market prices within Gwangju City. According to the KB Price Trend, the average price of e-Pyeonhansesang Gwangju Station Complex 2 is 24.14 million KRW per 3.3㎡, the highest in Gwangju City.


Brand towns are also popular in the sales market. For example, 'Yangsan Sasong The Sharp Decian Phase 3,' sold in July last year in Yangsan, Gyeongnam Province, recorded an average competition rate of 48.9 to 1 in the first priority subscription. The fact that the The Sharp Decian brand forms a brand town with a total of about 4,300 households across Phase 1 (1,712 households), Phase 2 (2,084 households), and Phase 3 (553 households) in Sasong New Town was analyzed as a positive factor.


An industry insider said, "As uncertainty in the real estate market increases recently, the demand for a 'smart single home' has become clear, and brand towns by major construction companies that contribute to asset formation are gaining attention. Prospective buyers considering home purchase in the second half of this year should pay attention to the sales of newly formed brand towns by major construction companies."


Meanwhile, DL Construction's e-Pyeonhansesang Pyeongtaek Laciello and Highcent are expected to benefit as they are located near the administrative town. This is because the Anjung branch office, a complex public office including a library and indoor sports facilities within the Hwayang district of Pyeongtaek where the complexes will be built, is scheduled to be relocated and constructed by the end of 2025. e-Pyeonhansesang Pyeongtaek Laciello consists of 10 buildings from basement level 2 to 29 floors above ground, with exclusive areas of 59㎡ and 84㎡, totaling 1,063 households. e-Pyeonhansesang Pyeongtaek Highcent (Block 4) consists of 9 buildings from basement level 2 to 29 floors above ground, with exclusive areas of 59㎡, 74㎡, and 84㎡, totaling 916 households. Together, the two complexes form a large-scale brand town with a total of 1,979 households.


The announcement of winners will be on the 18th for e-Pyeonhansesang Pyeongtaek Laciello and on the 19th for e-Pyeonhansesang Pyeongtaek Highcent, with official contracts taking place simultaneously for both complexes over four days from August 30 to September 2.


There are also abundant development benefits. The Anjung branch office, a complex public office including a library and indoor sports facilities within the district, will be relocated and constructed on a site of about 33,000㎡ with a total floor area of about 20,000㎡ by the end of 2025. Additionally, a general hospital with about 500 beds from basement level 4 to 12 floors above ground, including 16 medical departments, is being promoted with a target opening in 2025. Furthermore, the nearby Pyeongtaekho Tourism Complex development project, a long-awaited project for Pyeongtaek City, has been rapidly progressing since early this year, enhancing future value.


The area also boasts excellent educational environments with planned sites for elementary, middle, and high schools nearby. It is close to Seo Pyeongtaek IC and the planned Pyeongtaek Port IC, making access to the Seohaean Expressway convenient, and allows quick movement within Pyeongtaek via National Routes 38 and 39. The Seohaean double-track railway Anjung Station (scheduled for 2023) is also planned to open. There are many nearby industrial complexes such as Wonjeong District National Industrial Complex, Poseung National Industrial Complex, Hwanghae Free Economic Zone Poseung (BIX) District, and the planned Hwanghae Free Economic Zone Hyeondeok District, raising expectations for a location with close proximity to workplaces.
