Recently, the Hyangdong District in Goyang has been gaining attention in the real estate market. Located adjacent to Seoul's Mapo-gu and Eunpyeong-gu, Goyang Hyangdong District boasts locational advantages connecting Sangam DMC, Yeouido, Jongno, and Magok Districts. Additionally, with development projects such as the 3rd New Town Changneung New Town and Susaek Station area underway, it is expected to emerge as the second Pangyo.
In fact, the Hyangdong Station on the Gyeongui-Jungang Line has begun construction aiming for opening in 2025, and the Goyang Line, which connects Goyang City Hall, Changneung District, Hyangdong District, and Seoul, is scheduled to open in 2028, significantly improving the transportation environment.
Moreover, Sangam DMC, home to major broadcasting stations and media companies, is currently saturated with office facilities, leading to a large influx of demand from major corporations wishing to move into DMC focusing on the Hyangdong District.
A real estate expert stated, “Hyangdong District is located close to Seoul DMC and Eunpyeong-gu, effectively allowing residents to enjoy the Seoul living area,” adding, “While Hyangdong District has been popular among housing demanders, now the focus is shifting towards office facilities.”
As interest in Hyangdong District grows, ‘DMC Citywalk,’ located in the Hyangdong Station area of Hyangdong District, is also attracting attention.
‘DMC Citywalk,’ located in Hyangdong District, Goyang-si, Gyeonggi Province, spans from three basement floors to seven above-ground floors, with a total floor area of 94,797㎡. It consists of a knowledge industry center composed of office-type and manufacturing-type factories, neighborhood living facilities, lounges, meeting rooms, and other community facilities. The parking space is planned for a total of 750 cars, designed at 250% of the legal requirement.
‘DMC Citywalk’ is gaining attention due to its transportation environment, hinterland demand, and specialized design. First, this knowledge industry center is located at the entrance of Hyangdong District, allowing access to the Hyangdong Station area on the Gyeongui-Jungang Line. Additionally, for those using vehicles, it is adjacent to major roads such as Gangbyeonbuk-ro, Olympic-daero, Seoul-Munsan Expressway, and the Inner Ring Road, providing excellent accessibility to metropolitan roads and convenient travel to central Seoul.
The hinterland demand is also excellent, promising stable rental income. In addition to the approximately 50,000 workers in Sangam DMC, the hinterland demand is expected to grow steadily with the development of Changneung New Town and Susaek Station area.
‘DMC Citywalk’ was designed considering the characteristics of manufacturing and office-type factory facilities. The maximum floor height was designed at 6 meters, and a drive-in design was introduced on all floors of the manufacturing building to enhance convenience for manufacturing factories.
Furthermore, some units feature balcony designs and section offices with small to medium-sized floor plans to provide a comfortable working environment for employees. In addition, meeting rooms and lounges are provided, and surrounding green spaces and a rooftop park ensure a pleasant working environment.
