‘Ocean view’ complexes established in provincial areas are becoming objects of desire for local demanders. Since land with sea views is limited, their rarity is high, and as they settle as the leading complexes in the region upon occupancy, their popularity is remarkable.
According to data from Real Estate R114, the average sale price per 3.3㎡ of Busan’s representative ‘ocean view’ complex, LCT (occupied in December 2019), reaches 68.69 million KRW. The complex is currently the most expensive in Busan, with prices rising about 20.7% over the past year (July 2021 to July 2022).
Besides this, complexes with sea views boast prices higher than the regional average. According to KB Real Estate price data, the sale price for an 84㎡ unit in Yeosu Ungcheon Forena Phase 2 (occupied in March 2019), which offers sea views (except for some units), was 535 million KRW as of June this year. This is more than twice the regional average price of 231.05 million KRW in the same month.
While all these ‘ocean view’ complexes show high prices, a branded complex with views of the Namhae Sea in Sacheon, Gyeongnam Province, is attracting attention. DL E&C has launched sales for ‘e-Pyeonhansesang Samcheonpo Ocean Prime’ in Donggeum-dong, Sacheon-si, Gyeongsangnam-do.
The complex is an ‘ocean view’ complex with views of the Namhae Sea right in front (except for some units). Especially, the Samcheonpo area is included in the Hallyeohaesang National Park, allowing residents to enjoy beautiful sea views. As the tallest complex in the western Gyeongnam region with 49 floors, community spaces such as a sky lounge and sky guest house will be created. The exterior of the complex will feature a curtain wall look (on some buildings) that compensates for the shortcomings of existing curtain walls, satisfying both differentiated exterior design and practicality.
While being developed as a highly symbolic ‘ocean view’ complex, it is also noteworthy that it is supplied at a reasonable sale price compared to other ‘ocean view’ complexes boasting high prices in other regions. The sale price of the complex is in the 300 million KRW range for an 84㎡ unit, which is cheaper than the approximately 400 million KRW or more prices formed in other regions’ ‘ocean view’ complexes.
In addition to the ‘ocean view,’ rare products in the region are also applied. The ‘C2 House,’ a lifestyle-customized residential platform unique to e-Pyeonhansesang, is applied for the first time in the western Gyeongnam region. For the 84㎡ A·B and 112㎡ A types, a 4-bay layout is applied, and for the 124㎡ type, a 5-bay plate-type structure is applied, allowing cross ventilation. All types from 84 to 138㎡ include ample storage spaces such as entrance pantries and master bedroom dressing rooms.
Also, a ‘one-stop laundry zone’ is provided where the washing machine and dryer are arranged side by side, enabling hand washing and ironing to be done in one space, maximizing convenience for residents. DL E&C’s specialized fine dust reduction system, the ‘Smart Clean & Care Solution,’ is also applied.
e-Pyeonhansesang Samcheonpo Ocean Prime consists of 4 buildings from 4 basement floors to 49 floors above ground, with a total of 677 households ranging from 84 to 138㎡. The subscription schedule starts with special supply on August 8 (Monday), followed by first priority on August 9 (Tuesday), and second priority on August 10 (Wednesday). The announcement of winners will be on August 19 (Friday), and the official contract period will be from August 30 (Tuesday) to September 1 (Thursday) for three days.
