Demand for officetels with excellent floor plans is increasing in the real estate market. While strict regulations continue to be imposed on the apartment market, recent rises in raw material costs have made apartment supply itself difficult, causing officetels to emerge as an alternative.
In the past, most officetels had studio-type layouts, making them difficult for actual residence. With bedrooms and kitchens sharing a small space, the structure was inevitably inconvenient for long-term living. As a result, officetels were often regarded not as residential facilities replacing apartments but as temporary accommodations for single-person households such as office workers or university students.
However, recently launched officetels are emerging as residential facilities that can replace apartments among younger demand groups, thanks to specialized designs unique to each construction company. By separating living spaces such as bedrooms, living rooms, and kitchens, private living is possible, and the addition of dressing rooms, pantries, and other features has increased space utilization, making them suitable for actual residence.
In fact, officetels with specialized floor plans suitable for actual residence have shown excellent performance in the sales market. In October last year, Hyundai Engineering & Construction supplied the ‘Hillstate Gwacheon Cheongsayeok’ officetel in Gwacheon-si, Gyeonggi-do, which attracted consumer interest by adopting a 4-bay plate-type structure similar to actual apartments for all units.
This officetel recorded an average competition rate of 1,398 to 1, with 124,426 applicants for 89 units. This was the highest competition rate among officetels sold nationwide last year.
An industry insider said, “Officetels with specialized designs have high residential satisfaction because efficient space utilization allows not only single-person households but also family units to live comfortably,” adding, “As strict regulations on apartments continue to be enforced, demand for officetels with specialized designs will steadily continue.”
Meanwhile, the officetel ‘D-Unique Gangdong Twenty-First,’ scheduled for sale in the Gil-dong area of Gangdong-gu, Seoul, is attracting attention.
D-Unique Gangdong Twenty-First, a single building with 3 basement floors and 20 above-ground floors, will consist of 63 officetel units with exclusive areas ranging from 28 to 84㎡, 7 live office units, and neighborhood living facilities. Various specialized designs will be applied to enable private living, and the range from small to medium-sized units allows for actual residence by both single-person and family households.

Additionally, a popular ‘ㄷ’-shaped kitchen design maximizes space utilization, and various storage spaces such as a wide dressing room and pantry are provided, applying an efficient space design that can perfectly replace small apartments.
Furthermore, D-Unique Gangdong Twenty-First offers convenient premium residential services like a hotel. SL Platform (formerly Socio Living), which provides services in many high-end officetels in Gangnam, will directly operate and provide these services. The exterior also features a sophisticated and innovative design, expected to enhance residents’ pride.
A sales official said, “As interest in officetels for actual residence is increasing recently, we have strived to introduce officetels optimized for actual living by applying various specialized floor plans,” adding, “We ask for much interest in D-Unique Gangdong Twenty-First, which can satisfy everyone from single-person households to family units.”
Meanwhile, despite being in a regulated area, D-Unique Gangdong Twenty-First is composed of fewer than 100 units, allowing resale of the sales rights immediately after the down payment, attracting interest not only from actual buyers but also investors. The officetel’s model house is currently open.
