The real estate market in Cheongju Osong, emerging as a K-Bio hub, is stirring. This is due to expectations that the creation of numerous jobs from regional economic revitalization will positively impact the housing market.
Currently, the Osong Life Science Complex, recognized as one of the world's top three bio-health clusters, is located in Cheongju Osong. It is the only national industrial complex in the bio sector in Korea, densely populated with companies related to biopharmaceuticals and new bio-drugs. Additionally, Osong Health and Medical Administration Town, home to six major national institutions including the Korea Disease Control and Prevention Agency and the Ministry of Food and Drug Safety, as well as the Advanced Medical Complex with a biopharmaceutical production center, are also located here.
Recently, the development of Cheongju Osong as a K-Bio hub has accelerated further. According to Cheongju City Hall, on the 20th, the Cheongju mayoral transition committee announced 40 major pledges and 88 implementation tasks. Among these, the committee presented "Realizing a future industrial city leaping into the world" as a key policy. This policy includes △ infrastructure construction for the creation of the Osong Global Bio Valley △ fostering national future industry clusters, among other contents. This opens the optimal opportunity to leap forward as a K-Bio hub.
Ongoing developments also raise expectations. The construction of Osong Bio Valley is a representative case. It is being created by combining the Osong Biopolis District, Life Science Complex, and the 3rd Life Science Complex, where various companies and institutions are expected to move in. In particular, the 3rd Life Science Complex plans to establish a Biomedical Campus Town focusing on talent cultivation. Upon completion of Osong Bio Valley, population inflow due to job increases is expected to be further activated.
These large-scale industrial complexes have a significant impact on the housing market. This is because abundant housing demand forms mainly around workers. Generally, apartments near industrial complexes have high housing demand, leading to noticeable price increases and excellent liquidity. Currently, it is estimated that about 5,400 workers are employed at the Osong Life Science Complex. Once the planned bio-related developments are completed, the number of workers is expected to surge further.
