A real estate industry specialist said, "From an investor's perspective, as interest rates rise, rents also increase, offsetting the interest burden. Commercial properties are less regulated compared to housing, so investment enthusiasm is expected to remain strong, especially in prime locations."
Accordingly, commercial facilities in Gwacheon Knowledge Information Town have recorded competition rates as high as 1,616 to 1 and an average of 168 to 1, selling out within just three days, making Gwacheon Knowledge Information Town's commercial properties a 'hot' investment destination. Additionally, ‘Gwacheon i-Plex,’ located near a station, is generating anticipation ahead of its commercial property sale.
‘Gwacheon i-Plex’ is located in Block 1 of the public housing district in Gwacheon Knowledge Information Town, Gwacheon-si, Gyeonggi Province. Additionally, floating populations from Anyang and Pyeongchon areas can also flow in.
Moreover, it is a super-station area close to Knowledge Information Town Station (scheduled to open in 2025), and with the upcoming opening of the GTX-C line and the Wolgot-Pangyo double-track railway, accessibility to Gangnam and the metropolitan area is expected to improve further. Proximity to the Seoul Ring Expressway and the 2nd Gyeongin Expressway is also an advantage, allowing quick travel throughout the metropolitan area by car.
A sales official stated, "Gwacheon i-Plex is a commercial facility located in a highly scarce designated core location within Gwacheon, securing hinterland demand not only from surrounding residential complexes but also from knowledge industry center employees. Being a super-station commercial property on a main road, it offers high visibility and abundant foot traffic, enabling stable investment returns, which has led to continuous inquiries from investors."
The down payment for the commercial facilities and multi-offices at ‘Gwacheon i-Plex’ is 10% and 20%, respectively, with interest-free benefits on intermediate payments. In the case of multi-offices, small offices, retail facilities, and commercial facilities can be freely used without restrictions on tenant business types.
