- Adjustment Target Areas Lifted in 7 Daegu Districts... Expectations Rise for Recovery of Daegu Pre-sale Market
Seven autonomous districts in Daegu, which were designated as regulated areas in December 2020, have been removed from the regulation zones after a year and a half.
The Ministry of Land, Infrastructure and Transport announced that on June 30, at the 2nd Housing Policy Deliberation Committee held at the Government Seoul Office, they reviewed and approved the 'Adjustment Plan for Speculative Overheated Districts and Regulated Areas' containing this information.
According to this adjustment plan, six speculative overheated districts were lifted. The areas removed include Daegu's Suseong-gu, Daejeon's Dong-gu, Jung-gu, Seo-gu, Yuseong-gu, and Changwon's Uichang-gu in Gyeongnam. Therefore, Sejong City remains the only speculative overheated district in the provinces.
Among the regulated areas, 11 out of the existing 112 locations were lifted. These include seven districts in Daegu (Dong-gu, Seo-gu, Nam-gu, Buk-gu, Jung-gu, Dalseo-gu, Dalseong-gun), as well as Gyeongsan in Gyeongbuk and Yeosu, Suncheon, and Gwangyang in Jeonnam.
In Daegu, only Suseong-gu remains as a regulated area, while other metropolitan cities still have two or more regulated areas.
Industry insiders have long argued for the lifting of regulation zones for several months, as many regulated areas met the criteria for deregulation. In particular, Daegu has seen house price adjustments for several months, and the proportion of unsold households is the highest among metropolitan cities nationwide, leading to strong demands for deregulation.
As a result, most areas in Daegu have been removed from the regulated zones, easing regulations in various fields such as loans, taxation, resale restrictions, subscription, and redevelopment projects, making it the biggest beneficiary area. Especially in sales, it is expected to gain momentum with benefits such as household head subscription, non-application of re-winning restrictions, resale of pre-sale rights, shortening of first-priority qualification period (from 2 years to 6 months), and expansion of lottery system ratio.
A real estate official said, “Daegu has been predicted to be the area that benefits the most as the new government pursues real estate policies easing regulations. Therefore, it was considered the top priority area for deregulation among regulated zones. With this confirmed deregulation, expectations for the Daegu sales market are rising.”
As expectations for the Daegu sales market rise with the deregulation, attention is also focused on newly supplied units.
A representative example is Shinsaegae Construction’s mixed-use complex ‘Villiv Lucent’ being sold in Chilseong-dong 2-ga, Buk-gu, which was deregulated in July. Villiv Lucent consists of 258 households with exclusive areas of 84㎡, 108㎡, and 113㎡, of which 232 units will be available for general sale.
The complex is located in Taepyeong-ro, a new brand town in Daegu, and is situated in a prime location within Taepyeong-ro, receiving high evaluations for excellent residential conditions. Additionally, the Villiv brand, which has strong influence in Daegu, is expected to attract interest.
First, the transportation environment is notable. It is a station-area complex within walking distance of Daegu Station, where Daegu Line 1 and the Gyeongbu Line pass, and is also close to Dongdaegu Station, served by KTX and SRT. Moreover, various road networks such as Taepyeong-ro and Jungang-daero are advantages. In 2023, the Daegu Metropolitan Railroad connecting Gumi, Chilgok, Daegu, and Gyeongsan is scheduled to open, making the metropolitan transportation network even more convenient.
Excellent educational and living convenience facilities are also provided. Nearby are school districts including Jongno Elementary, Daegu Il Middle School, Kyungmyung Girls’ Middle and High School, Chilseong High School, and Kyungpook National University Education High School, as well as abundant educational facilities such as Daehyeon Library and Daegu Metropolitan Central Library. Cultural and convenience facilities include Daegu Opera House, Lotte Department Store, E-Mart, Homeplus, Daegu Complex Sports Town, Dongseong-ro Rodeo Street, and green spaces such as 2·8 Memorial Central Park and National Debt Repayment Movement Memorial Park.
In addition to excellent residential conditions, various development benefits are noteworthy. With projects such as the planned Daegu Urban Convergence Special Zone and Chilseong Market improvement underway around the complex, benefits such as regional economic revitalization are expected.
The differentiated design unique to the Villiv brand also stands out. First, the twin tower design and skyline design inspired by a lighthouse differentiate the exterior while enhancing practicality. Differentiated finishes such as entrance and bathroom tiles, living room art walls, kitchen wall and countertop ceramic tiles will enhance quality of life, and the world’s top three kitchen furniture brand, Italian Arclinea kitchen furniture, will be applied to present a high-end lifestyle.
Exceptional landscaping and community facilities are additional advantages. The complex includes a rooftop garden and tea house, terrace-type north lounge, fitness center, golf practice range, dry sauna, and is scheduled to have a Youngpoong Bookstore branch, all expected to increase residents’ satisfaction and quality of life. Moreover, parking spaces are generously secured at 1.72 spaces per household, adding convenience.
The Villiv Lucent model house is scheduled to open in July.
