Prime Location Near Station 'Hillstate Gwacheon Decentro' Subscription Opens Today

The value of residential officetels located near subway stations is rising in the real estate market. As interest in alternative housing products continues, the value of residential officetels with excellent transportation conditions and convenient living environments near subway stations is increasing.


In fact, residential officetels near subway stations have been continuously popular in the sales market. The residential officetel "Byeongjeom Station Seohae Sky Palace Phase 1," which went on sale in April, highlighted its prime location near Line 1 Byeongjeom Station, attracting over 11,000 applicants for 90 units, resulting in an average competition rate of 124 to 1 and selling out quickly.

An industry insider said, "Residential officetels are now recognized as housing products, so the value of locations near subway stations has increased. Especially, the younger generation, who pay close attention to residential officetels, tend to prioritize convenience, so the popularity of residential officetels near subway stations with relative advantages in convenience is expected to continue."


In this context, Hyundai Engineering's "Hillstate Gwacheon Decentro," which is accepting applications today, is attracting high interest as an officetel located near a subway station. It is reported that the model house is crowded with visitors every day.


Hillstate Gwacheon Decentro is a residential complex combining officetels, section offices, and commercial facilities, located in Blocks 1-2 and 3 of the Commercial Area 1-2·3 (Phase 1) and Blocks 3-1 and 3-2 (Phase 2) of Gwacheon Knowledge Information Town, Gwacheon-si, Gyeonggi-do. Each block consists of one building, totaling two buildings, with six basement floors and 15 above-ground floors.


The officetels feature exclusive areas ranging from 25 to 84 square meters, with a total of 359 units (126 units in Phase 1 and 233 units in Phase 2). They offer a variety of options, including residential officetels with four-bay flat-type layouts and studio units, expanding choices for buyers.


The complex is located right next to the future Gwacheon Knowledge Information Town Station on Subway Line 4 (tentatively scheduled to open in 2025), providing excellent transportation convenience. Nearby are the Second Gyeongin Expressway, National Road 47, and the Gwacheon-Bongdam Expressway, offering a wide transportation network. Additionally, Government Complex Gwacheon Station on Line 4, just one stop away, is planned to connect with the GTX-C line and the Wirye-Gwacheon Line, further enhancing accessibility to Seoul and Gangnam.


Moreover, the complex is situated in the central commercial district, considered the core area of Gwacheon Knowledge Information Town, allowing easy access to cultural and convenience facilities. Large shopping centers such as Gwacheon E-Mart and Lotte Department Store Beomgye Branch are nearby, along with planned elementary and middle school sites and neighborhood parks within Gwacheon Knowledge Information Town, enhancing residential and work convenience and comfort.


Meanwhile, Gwacheon Knowledge Information Town, where Hillstate Gwacheon Decentro is being developed, is attracting attention as numerous leading companies announce relocations and developments, increasing interest in small officetels supplied alongside residential officetels.


In fact, Pearl Abyss, which has built a new headquarters and announced its relocation, is about to move in, and several pharmaceutical companies such as JW Group, Anguk Pharmaceutical, Kyungdong Pharmaceutical, and Il Sung Pharmaceutical have also announced relocations. Additionally, 116 excellent companies including Kolon Global, KOTITI Testing & Research Institute, Visang Education, two university-industry cooperation foundations, and various other companies are scheduled to move in.


As rental demand centered on employees of these companies is expected to steadily increase, demand for small officetels to enjoy these benefits is also rising.


Meanwhile, Hillstate Gwacheon Decentro's section offices and commercial facilities will consist of 298 units (130 units in Phase 1 and 168 units in Phase 2) and 99 units, respectively. A key feature of the office facilities is that the section offices are designed with various sizes, allowing users to use only the space they need and freely expand or reduce the space as necessary.


The subscription schedule for the officetels on sale starts today through the Korea Real Estate Board's subscription website. Winners will be announced on the 22nd (Friday), and contracts will be signed over three days from the 25th (Monday) to the 27th (Wednesday).


The complex plans to hold various events, including a subscription certification prize event for applicants. Regardless of winning the subscription, those who certify their officetel subscription will be entered into a draw to win prizes such as a TV (1 winner), a Styler (3 winners), and an air purifier (5 winners).


Hillstate Gwacheon Decentro is currently operating its model house.
