Hanam Gam-il District in Hanam-si, Gyeonggi-do, is a public housing site covering a total area of 1,687,570㎡, where land development construction began in March 2017. It has established itself as a new residential hub connecting Gangnam, Songpa, and Misa~Gam-il~Wirye. Although administratively part of Hanam-si, it is evaluated as a ‘quasi-Seoul area’ due to its excellent accessibility to major Seoul centers such as Gangnam and Songpa, surpassing Wirye New Town, allowing residents to easily enjoy the Seoul living zone.


Geographically, Hanam Gam-il District boasts a multi-location advantage. By car, it takes less than 30 minutes to reach Gangnam and about 10 minutes to Songpa, enabling a Gangnam lifestyle. To the north, it borders Misa Riverside New Town, and to the south, Wirye New Town. As a result, most residential areas within Gam-il District are nearing completion, raising expectations for the formation of a new residential town and expansion as a new city. Furthermore, located between the 3rd phase new town, Gyosan New Town, and Seoul’s Songpa-gu, it is expected to serve as a foothold in the future.


Additionally, large commercial facilities within Gam-il District are active, which is expected to revitalize the local economy. In particular, the street-type commercial facility ‘Acloud Gam-il’ is anticipated to generate high synergy effects when completed, alongside nearby residential towns and mixed-use office facilities.


Recently, attention has been focused on Shinyoung Construction’s residential complex facilities, which have been continuously selling out in housing complexes within the land development district. This is because Shinyoung Construction’s ‘Gwell Estate’ brand has been prominent in residential officetels and mixed-use residential facilities.


In November last year, ‘Dapsimni Station Gwell Estate’ recorded an average subscription rate of 40.2 to 1, and ‘Byeollae Station Gwell Estate’ also succeeded in early contracts for all 165 units, continuing its popularity. Moreover, ‘Wirye Gwell Prugio’ in the completed Wirye New Town has proven its brand power by forming high prices in the area.


All these complexes are evaluated to have secured marketability based on excellent locations, development directions tailored to each city’s environment and market conditions, and superior construction capabilities, which are factors contributing to their sales success.


Meanwhile, ‘Gwell Estate’ is preparing to launch sales in Hanam Gam-il District, recently recognized as the best location in Hanam.


Shinyoung Construction’s ‘Gwell Estate Gam-il Station,’ located in the mixed-use business complex area of Gam-il District (Gami-dong), Hanam-si, consists of 5 basement floors to 10 above-ground floors, including △87 neighborhood living facilities from basement level 1 to ground level 3 △91 section offices with exclusive areas of 31~39㎡ △77 officetels with exclusive areas of 41~47㎡.


The commercial facilities consist of a total of 87 units and, being located at the center of Gam-il District, are expected to quickly form a commercial zone with various industries meeting the needs of consumers. The commercial land ratio in Gam-il District is about 0.74%, less than 1%, which is scarce compared to adjacent land development districts such as Wirye New Town (1.5%) and Hanam Misa District (3.5%). The abundant hinterland demand is also notable.


In addition to residents and fixed office demand within the complex, 13,797 households and a mini-new town scale population of 33,373 are planned within Gam-il District. Furthermore, the large commercial facility Acloud, equipped with BIG-6 anchor facilities, a bus stop, and the planned Gam-il Station on Subway Line 3 are located right in front, ensuring abundant foot traffic and higher customer attraction demand.


The section offices consist of 91 units, allowing selection of the desired size. They do not include unnecessary facilities for work, providing efficient usable space for business. Also, since individuals can choose spaces according to their needs, investment shares are flexible, minimizing risks. As a result, stable profit generation is possible, and with no restrictions on business types, various tenants from venture companies to large corporations have been secured.


The officetels consist of 77 units with a basic two-room wide floor plan. They offer excellent access to major Seoul downtown areas and are located within a 5km radius of Jamsil business district, Munjeong legal town, Godeok Biz Valley, and Hanam Distribution Industrial Complex, expected to absorb demand for proximity between residence and workplace.


A sales official stated, “Gwell Estate Gam-il Station is located in the best location within Gam-il District, which has abundant hinterland demand and high accessibility to Seoul.” He added, “If more complete infrastructure is established around Gam-il Station in the future, regional revitalization is expected, increasing its future value for investment.”


The sales promotion center for ‘Gwell Estate Gam-il Station’ is currently in operation.
