With the revision of the price ceiling system for sale and other factors, the sale prices in the new housing market are expected to rise, drawing attention to newly supplied complexes that have set sale prices lower than the regional average transaction prices.
According to data from Real Estate 114, the average sale price per 3.3㎡ of newly supplied complexes this year was 14.64 million KRW. This represents an 11.5% increase compared to last year's average sale price of 13.13 million KRW.
In particular, Ulsan recorded the highest sale price increase rate among all cities and provinces nationwide, with the average sale price rising from 14.4 million KRW per 3.3㎡ last year to 19.1 million KRW this year, a 32.64% increase. The area driving this explosive price rise in Ulsan this year was Nam-gu, known as the downtown area of Ulsan, where the average sale price in 2022 reached as high as 21.92 million KRW.
Moreover, due to the recent revision of the price ceiling system, the sale prices of newly supplied complexes are expected to rise. Amid this situation, complexes offering sale prices more competitive than the regional average transaction prices are attracting the attention of actual buyers.
According to Real Estate 114 data, the apartment transaction price per 3.3㎡ in Suseong-gu, known as the residential hub of Daegu, was 18.91 million KRW in June. Additionally, following the lifting of the speculative overheating zone and adjustment target area designations on the 30th, Suseong-gu remains an adjustment target area while other regions have been released from this designation, causing a surge in buying sentiment and anticipating further increases in transaction prices.
In this context, ‘Suseong Forest Switzen,’ currently being supplied in Suseong-gu, Daegu Metropolitan City, is expected to attract attention from actual buyers with sale prices more competitive than the regional average transaction prices.
Located in the Padong area of Suseong-gu, Daegu Metropolitan City, ‘Suseong Forest Switzen’ consists of 755 apartment units across 17 buildings, ranging from 74 to 206㎡ in exclusive area, with structures from 7 basement floors to 15 above-ground floors.
The average sale price per 3.3㎡ of ‘Suseong Forest Switzen’ is in the 16 million KRW range, making it competitive compared to the Suseong-gu average transaction price of 18.91 million KRW.
Furthermore, although ‘Suseong Forest Switzen’ is located in the heart of Daegu’s Suseong-gu, it offers a premium natural environment with views of mountains and water such as Suseong Lake, Beopisan Mountain, and Apsan Mountain. Access to the center of Suseong-gu is convenient via Sincheon-daero by car, allowing residents to enjoy an eco-friendly lifestyle rarely found in Suseong-gu while living in the central living area.
Additionally, the Padong area of Suseong-gu, where ‘Suseong Forest Switzen’ is located, is being developed with numerous new apartments, forming a mini new town of about 7,000 households including already supplied complexes and planned projects.
