Hanwha Construction announced on the 30th that it will launch sales in July for the apartment complex 'Hanwha Forena Incheon Guwol,' redeveloped in Dabok Village (Guwol-dong 70-16) near Seokcheon Sageori Station in Guwol-dong, Namdong-gu, Incheon.


The complex will consist of 1,115 households across 11 buildings ranging from 13 to 35 floors above ground and 3 basement levels, with 434 units available for general sale excluding those allocated to association members. Based on exclusive area, there are △301 units of 59㎡ △33 units of 74㎡ △100 units of 84㎡.


Seokcheon Sageori Station on Incheon Subway Line 2 is an 8-minute walk away, and Incheon City Hall Station (19 minutes on foot) is a transfer station for Subway Lines 1 and 2, also planned as a stop on the metropolitan area high-speed railroad GTX-B line (scheduled to open in 2030).


The GTX-B line will cover an 80.1km section connecting Songdo to Maseok, with new stations at Songdo, Incheon City Hall, Bupyeong, Dangarae (Bucheon Sports Complex), Sindorim, Yeouido, Yongsan, Seoul Station, Cheongnyangni, and Mangwoo Station. It is three stops from Incheon City Hall Station to Sindorim and takes about 20 minutes to Seoul Station.


Seochang JC, the junction of Yeongdong Expressway and the 2nd Gyeongin Expressway, and Jangsu and Namdong ICs, interchanges of the 2nd Capital Area Circular Expressway and the 2nd Gyeongin Expressway, are nearby, making vehicle travel convenient.


Within a 500m walking radius from the complex, there are four elementary schools: Sanga, Ganseok, Jeonggak, and Seokcheon; three middle schools: Sangincheon, Jeonggak, and Guwol; and Inje High School. With large branded apartment complexes being built nearby, academies are also densely located in the area.


Hanwha Construction plans to create community facilities befitting the scale of the large Forena Incheon Guwol complex and design it as a park-like apartment with no parking lots on the ground level. A 6,000㎡ park will also be developed on the north side of the complex.


Since Namdong-gu, Incheon is a speculative overheated district, subscription and loan regulations apply. The first priority for subscription is limited to heads of households who have continuously resided in Incheon Metropolitan City for more than two years as of the announcement date and who own no home or only one home. Winners are selected 100% by a point system.


If a household is judged ineligible due to improper indication of the non-homeownership period or number of dependents in the subscription point evaluation, the winning will be canceled and the subscription account will be banned from use for one year. Also, in speculative overheated districts, the maximum loan for interim payments is 40%.


Kim Museong, head of sales at Hanwha Construction, said, "Namdong-gu, Incheon has had relatively little new supply, so there is a high demand waiting for subscription. Forena Incheon Guwol is a quickly move-in ready apartment, so financial planning should be carefully considered."


The model house is scheduled to open near the site where the apartment will be built in July. Move-in is planned for November 2023.
