Knowledge industry centers within self-sufficient cities where large industrial complexes or major corporations are established are gaining attention.
When a large corporation sets up operations, the number of employees alone is significant, and as partner companies gather around, the demand in the housing market increases sharply. Additionally, commercial districts, convenience facilities, and transportation networks for daily life convenience are formed, enhancing the self-sufficient city’s features and increasing real estate value.
Recently, Pyeongtaek City in Gyeonggi Province has attracted attention as a fully developed self-sufficient city. The eastern area is developing an industrial and economic structure centered on administration, education, R&D industries, and U.S. military bases. It hosts the world’s largest semiconductor production line, Samsung Electronics Pyeongtaek Campus, and numerous large-scale development projects such as Brain City, LG Digital City, and the U.S. military base relocation project are planned.
In the western area, the number of resident companies is increasing in the Gyeonggi Free Economic Zone Pyeongtaek Poseung BIX, which includes Poseung National Industrial Complex, Poseung 2nd Industrial Complex, and the Advanced Industry Cluster near Pyeongtaek Port. It has successfully attracted investments from well-known domestic and international companies such as Hyundai Mobis and IKEA Korea. Along with existing resident companies, jobs are expected to increase significantly through new large and small-to-medium enterprises moving in.
Moreover, Pyeongtaek City has established a plan through the ‘2035 Pyeongtaek City Basic Plan’ to develop the western area?Anjung, Poseung, and Hyeondeok?as sub-centers by integrating them and assigning functions such as international core logistics manufacturing bases, ports, tourism, and recreation. With multiple developments starting around Pyeongtaek Port, the area is evaluated as having high potential for future value appreciation.
The double-track Seohae Line Anjung Station is scheduled to open in 2023, and the Seohae Line?Gyeongbu Express Line connection project passing through Anjung Station has been included in the 4th National Railroad Network Construction Plan. The Poseung BIX district (2,046㎡) and Hyeondeok district (2,316㎡) in the Gyeonggi Free Economic Zone are promoting future automobile clusters and hydrogen complex district projects, respectively. Development of the Pyeongtaek Port Type 2 port hinterland complex (1,838,000㎡) and the Pyeongtaekho Tourism Complex (Pyeongtaek Urban Corporation 663,115㎡) has also been accelerated.
According to industry insiders, “Recently, knowledge industry centers that can fully benefit from development gains and various synergies among companies around Pyeongtaek City are performing well,” adding, “Going forward, products supplied in Pyeongtaek, where abundant demand and regional value appreciation premiums can be expected, will attract the attention of companies and investors.”
Meanwhile, a knowledge industry center that can fully enjoy the benefits of large-scale development projects such as Poseung 2nd General Industrial Complex, Pyeongtaek Poseung BIX, Pyeongtaek Port Hinterland Complex, and Pyeongtaek Automobile Cluster development is going on sale. The protagonist is Pyeongtaek ‘Ocean Central Biz.’
The complex will be a super-large knowledge industry center the size of the 63 Building, located in Manho-ri, Poseung-eup, Pyeongtaek City (Poseung 2nd General Industrial Complex), Gyeonggi Province, scheduled for sale in July. It will be built with a total floor area of approximately 238,000㎡, from two basement floors to 40 floors above ground, with Daewoo Engineering & Construction, a first-tier construction company, in charge of construction.
Pyeongtaek ‘Ocean Central Biz’ is expected to absorb diverse corporate demand by providing office spaces tailored to different work types such as manufacturing, smart, and office types. Manufacturing factories will be located from basement level 1 to 4, section-type and smart factories from floors 2 to 39 above ground. A sky lounge will be provided on the 40th floor, and street-type neighborhood living facilities will be established from basement level 1 to the 2nd floor above ground.
Nearby, the Pyeongtaek Automobile Cluster, which will lead the future automobile industry, is planned, and the Pyeongtaek Port Hinterland Complex, capable of handling the largest volume of automobile cargo in Korea, is under development, expected to absorb demand for knowledge industry centers linked to automobile content. Additionally, many industrial complexes and companies such as Poseung National Industrial Complex and Wonjeong National Industrial Complex are located nearby, anticipating synergy effects among companies, job creation, and high future value.
The complex is also equipped with a well-connected wide-area transportation network. The Seohae Line double-track Anjung Station (planned), Poseung-Pyeongtaek Line (planned), and Western Inland Expressway (planned) will open, improving accessibility to the southwestern metropolitan area and Chungcheong region. Pyeongtaek Port, the only international trade port in Gyeonggi Province and a hub of Northeast Asian trade, is also nearby.
Pyeongtaek ‘Ocean Central Biz’ will apply specialized designs that enhance business competitiveness. The manufacturing-type knowledge industry center will introduce a drive-in system allowing cargo vehicles to enter directly inside without using the freight elevator from outside the building. Additionally, a door-to-door system will be applied, enabling parking right in front of the office to minimize work flow and shorten loading/unloading time. It is also designed with a high ceiling height of up to 6.9 meters, higher than existing knowledge industry centers, maximizing logistics stacking convenience.
Furthermore, an Internet of Things (IoT) office system will be provided to improve workers’ efficiency and convenience, helping companies reduce costs and increase productivity. The complex will also include numerous rest areas such as shared conference rooms, terrace gardens, sky lounges, and a central waterfront park. Manho Neighborhood Park is located right in front, and some southwest-facing units offer ocean views of the Seohae Bridge.
Meanwhile, ‘Ocean Central Biz’ plans to establish a promotional center.
