The Starting Point of Large-Scale Development in West Pyeongtaek: Ultra-High-Rise Landmark Knowledge Industry Center Pyeongtaek 'Ocean Central Biz' Scheduled for Sale in July

Goldland J&J (developer) plans to sell units of the 40-story super high-rise landmark knowledge industry center ‘Ocean Central Biz’ (constructed by Daewoo Engineering & Construction) in Pyeongtaek Poseung 2 General Industrial Complex this July.


‘Ocean Central Biz’ in Pyeongtaek will be located in Manho-ri, Poseung-eup, Pyeongtaek-si, Gyeonggi-do (Poseung 2 General Industrial Complex). It will be built with a total floor area of approximately 238,000㎡, spanning from 2 basement levels to 40 floors above ground, and has been certified by KRI Korea Records Institute as the ‘world’s largest port complex support facility.’


The complex will house manufacturing-type factories from basement level 1 to the 4th floor, and section-type and smart factories from the 2nd to the 39th floor above ground. A sky lounge will be located on the 40th floor, and street-type neighborhood living facilities will be established from basement level 1 to the 2nd floor above ground. It is expected to become a landmark in the region as a super high-rise knowledge industry center.


The Poseung area, where the complex is located, is expected to see increased future value as the 2035 Pyeongtaek City Basic Plan designates the western region including Poseung, Anjung, and Hyeondeok as sub-centers, developing them with international core logistics, manufacturing bases, port, tourism, and leisure functions. This has attracted significant interest from potential buyers.


Maximum beneficiary complex at the starting point of multiple development boons in West Pyeongtaek


Poseung 2 District, where ‘Ocean Central Biz’ is located, is drawing attention as the prime beneficiary area at the starting point of large-scale development boons in West Pyeongtaek, where development as a future industry hub is gaining momentum.


Pyeongtaek City is promoting a project to create an urban area with culture, tourism, accommodation, and multi-family housing on a 1,838,000㎡ site designated as a type 2 port hinterland among new reclamation areas of Pyeongtaek Port. The plan includes establishing medical facilities, a complex sports center, disaster safety experience center, hotels and resorts, commercial facilities, schools, Pyeongtaek City promotional center, marine museum, plazas, and sports parks with an investment of approximately 692.4 billion KRW.


Additionally, the ‘Pyeongtaekho Tourism Complex Development’ is underway, developing a 660,000㎡ area around Pyeongtaekho with tourist hotels, ecological experience centers, and water sports centers. The Poseung District is also advancing the ‘Pyeongtaek Automobile Cluster’ project on a 1,470,000㎡ scale. In Hyeondeok District, a hydrogen complex zone project, recognized as a future core industry, is progressing. Completion of these developments is expected to continuously attract population inflow.


‘Ocean Central Biz’ is surrounded by numerous industrial complexes and companies such as Poseung National Industrial Complex, Wonjeong National Industrial Complex, Pyeongtaek Automobile Cluster, and Pyeongtaek Poseung BIX, providing abundant demand in the hinterland and expected synergy effects among companies.


The complex also boasts excellent transportation connectivity. Pyeongtaek Port, the only international trade port in Gyeonggi-do, is nearby, and multiple large-scale transportation developments such as the Seohae Line double-track railway Anjung Station (planned), Poseung-Pyeongtaek Line (planned), and Western Inland Expressway (planned) are scheduled, enhancing accessibility to the southwestern metropolitan area and Chungcheong region.


In addition to its excellent location, ‘Ocean Central Biz’ offers differentiated designs to improve work efficiency for tenant companies. The manufacturing-type knowledge industry center will introduce a drive-in system allowing cargo vehicles to enter directly inside without using the freight elevator from outside the building. Furthermore, a door-to-door system will be applied simultaneously, enabling parking right in front of offices to minimize work flow and reduce loading/unloading time. The building is also designed with a high ceiling height of up to 6.9 meters, higher than existing knowledge industry centers, enhancing space utilization and openness.


Moreover, an Internet of Things (IoT) office system will be provided to improve work efficiency and convenience for employees, helping companies reduce costs and increase productivity. The complex will also feature numerous rest areas such as shared conference rooms, terrace gardens, a sky lounge, and a central waterfront park.


The pleasant working environment stands out as well. Manho Neighborhood Park is located right in front, and some southwest-facing units offer views of Pyeongtaek Port, providing a nature-friendly environment.


Various loan support and tax reduction benefits including acquisition and registration taxes


Various tax benefits are also offered. Tenant companies will receive temporary acquisition tax reductions of 50% and property tax reductions of 37.5%, and value-added tax refunds are available for new purchases. Loans are relatively easy to obtain, no subscription savings account is required, and there are no restrictions related to winning limits or the number of houses owned.


Meanwhile, ‘Ocean Central Biz’ in Pyeongtaek plans to establish a sales promotion center.
