Il-yeong District in Yangju City, Gyeonggi Province, is attracting attention as it is subject to a district unit plan. It is the last district in the development line of northern Seoul and Gyeonggi, making its future value even more anticipated.
Il-yeong District is an urban development district planned to be developed over approximately 3,968,571㎡ in the areas of Il-yeong-ri, Samsang-ri, and Samha-ri in Jangheung-myeon, Yangju City, Gyeonggi Province, with a planned population of as many as 46,163 people. Along with Changneung 3rd New Town, Samsong New Town, Jichuk District, and Jangheung New Town, it is expected to continue as one axis of the northern Seoul metropolitan new towns.
In particular, the location conditions stand out with a well-developed metropolitan transportation network and significant transportation benefits. First, by using the Metropolitan Area 1st Ring Expressway, Songchu IC, National Road No. 39, Il-yeong-ro, Gwonyul-ro, and Sinhoguk-ro, it is possible to reach Eunpyeong-gu in Seoul and Goyang City in Gyeonggi within about 10 minutes by car. Therefore, various living infrastructures formed in Eunpyeong New Town or Samsong District can also be shared.
In the future, accessibility to Seoul is expected to improve further with the opening of the Gyoeoseon Line. The Gyoeoseon Line is the only railway network connecting the northwestern region of Gyeonggi with a total length of 32.1 km. It is a line connecting Goyang Neunggok in Gyeonggi to Jangheung in Yangju and Uijeongbu Station, and operation is scheduled to resume in 2024 with six stations: Daegok, Wonreung, Il-yeong, Jangheung, Songchu, and Uijeongbu. Additionally, GTX-A Line will be introduced at Daegok Station, GTX-C Line at Uijeongbu Station, and GTX-F Line at Jangheung Station, making the Gyoeoseon Line connected to various transportation networks.
Currently, Il-yeong District has various living facilities such as a post office, administrative welfare center, cultural and sports center, as well as cultural facilities including a camping site and a children's art museum. Since it is being developed under a district unit plan, infrastructure is expected to become even richer in the future.
Given this situation, interest in Il-yeong District is increasing, and SM Gyeongnam Enterprise is drawing attention by introducing ‘Jangheung Station Gyeongnam Honorsville Bukhansan View’ in the Il-yeong District area of Jangheung-myeon, Yangju City, Gyeonggi Province this month. It attracts attention as it is located close to Seoul and the sale price is reasonably set in the low 400 million KRW range.
The complex will be supplied as a large-scale complex with 14 buildings, ranging from 2 basement floors to a maximum of 20 floors above ground, totaling 741 households (B4 Block, B5 Block), with all households supplied with exclusive use areas of 84㎡. B5 Block will accept special supply applications on the 7th (Tuesday), first priority local applications on the 8th (Wednesday), and first priority other area applications on the 9th (Thursday).
