Lifestyle Changes Make 'Comfort' Extremely Important
The Private Park Special Project is a development project under Article 21-2 of the Act on Urban Parks and Green Spaces (Special Cases on Development Activities in Urban Park Sites), where private entities develop more than 70% of an urban park of at least 50,000㎡, donate it, and then build apartments or other facilities on the remaining land.
The complexes created through the Private Park Special Project boast a pleasant residential environment as they are developed within large-scale parks. Residents can conveniently use facilities such as walking trails and exercise equipment within the park. Especially when park views are secured, a high premium can be expected.
An industry insider stated, “Apartments developed through the Private Park Special Project are praised for their open views, pleasant living environments, and various lifestyle infrastructures,” adding, “Recently, apartments near green spaces, known as 'Gongsegwon' or 'Sopsekwon,' have gained attention, so the value of apartments supplied through the Private Park Special Project is expected to steadily increase.”
The Private Park Special Project is actively progressing in Pohang City, Gyeongsangbuk-do. One such project is the ‘Pohang Hwanho Park Private Park Development Special Project.’ Hwanho Park is a large-scale park with a total area of 1,327,142㎡, which is more than 180 times the size of an international soccer stadium (approximately 7,000㎡). Through future development, it is expected to be transformed into a symbolic park representing Pohang City, divided into three zones: Cheonhye-won, Hyumi-won, and Midam-won, raising high expectations.
In this Hwanho Park, Hyundai Construction is launching ‘Hillstate Hwanho Park’ through the Private Park Special Project, with first-priority subscription starting on the 31st. The complex is located in Yangdeok-dong, Buk-gu, Pohang City, Gyeongsangbuk-do (Pohang Hwanho Park Blocks 1 and 2). It consists of 20 buildings ranging from 3 basement floors to a maximum of 38 floors above ground, with units sized between 59㎡ and 101㎡. The total scale is 2,994 households across two blocks (1,590 households in Block 1 and 1,404 households in Block 2). Hillstate Hwanho Park is part of the Pohang Hwanho Park Private Park Development Special Project, and a walking trail connecting Hwanho Park to the sea will be created within the complex, offering a high-quality park view.
Subscriptions begin with special supply on May 30 (Monday), followed by first-priority subscription on May 31 (Tuesday), and second-priority subscription on June 2 (Thursday). Applications can be submitted via the Korea Real Estate Agency’s ‘Subscription Home’ website. Winners for Block 1 will be announced on June 9 (Thursday), and for Block 2 on June 10 (Friday). The official contracts will be conducted from June 27 (Monday) to July 5 (Tuesday).
