Bando Construction to Launch 'Masca Taehwagang,' a Hybrid Commercial Facility with High Foot Traffic, in June

Bando Construction will launch the hybrid-type commercial complex ‘Maska Taehwagang’ in June, which is advantageous for attracting foot traffic.

In these times when distinguishing between good and bad investments is more important than ever for successful commercial property investment, the hybrid-type commercial complex is gaining attention. The term hybrid refers to combining only the advantages of different elements, resulting in superior performance or economic efficiency.

‘Maska Taehwagang’ combines the foot traffic of the existing traditional market with the fixed demand from residents of the nearby residential-commercial complex town, making it a commercial facility that can consistently attract abundant foot traffic 365 days a year.

‘Maska Taehwagang,’ introduced by Bando Construction, will be developed in Ujeong-dong, Jung-gu, Ulsan Metropolitan City, with a total of 99 units spanning from the 1st to the 3rd floor above ground. It is a commercial facility within the 495-unit ‘Taehwagang Yubora Palladium’ residential-commercial complex, offering views of the Taehwa River and located at the corner of the Taehwaryu Intersection main road.

The Taehwaryu Intersection commercial district, where ‘Maska Taehwagang’ is situated, serves as a gateway connecting Jung-gu and Nam-gu in Ulsan. It is a newly spotlighted commercial area securing abundant foot traffic of about 40,000 people monthly from nearby Taehwa General Market, Ujeong Market, and a hinterland demand of approximately 4,400 households in Ujeong Innovation City.

In addition to ‘Taehwagang Yubora Palladium,’ nearby residential-commercial towns such as ‘Majesta Tower 1 & 2’ and ‘Taehwagang Ubless Central Park’ are densely clustered, ensuring a stable fixed customer base.

‘Maska Taehwagang’ is located at the forefront of the Taehwa River, offering permanent views of the river. Nearby commercial facilities include Megabox, Lotte Cinema, NewCore Outlet, Hyundai Department Store, Homeplus, and Lotte Mart, as well as Ulsan City Hall and Ulsan Hospital. The proximity to Taehwa River Sports Park, Taehwa River bike paths and walking trails, Ulsan Citizens Park, Taehwa River National Garden, Taehwaryu, Citizens Park, Ulsan Hyanggyo Confucian School, and Ulsan Museum of Art is advantageous for attracting foot traffic.

Transportation accessibility is also excellent, facilitating demand absorption. Taehwagang Yubora Palladium is easily accessible via the Northern Ring Road, Donghae Expressway, Gangbuk-ro, Beonyeong-ro, and Taehwa-ro. As a transportation hub at Taehwaryu Intersection, it allows quick travel anywhere in and outside the city via Ulsan Airport, Ulsan Station, Taehwagang Station, and Ulsan Express and Intercity Bus Terminals. Additionally, two Ulsan Tram lines connecting Songjeong Station and Yaeum Intersection are being planned nearby.

Furthermore, Bando Construction, which has earned a reputation as a leading brand in commercial complexes through the successful sales of Karim Avenue and Papier in Dongtan, Sejong, Gimpo, Ilsan, Pyeongtaek Godeok, Naepo, and Daegu, is gaining even more attention as it newly introduces a branded commercial complex in the Ulsan Taehwagang commercial district.

Maska is a compound word of the Polish word for face, ‘Maska,’ and ‘Charisma,’ symbolizing the representative, distinctive scale and unique style of the Taehwagang commercial district. Bando Construction plans to present it as a premium commercial facility designed with a massive scale equivalent to 1.7 times a soccer field, a diverse MD composition, and excellent views of the Taehwa River.

‘Maska Taehwagang’ is implemented by the Ujeong Regional Housing Association and constructed by Bando Construction, with a promotional center to be established.
