[Asia Economy Reporter Ryu Tae-min] Hanshin Engineering announced on the 25th that the “Geumnam-ro Hanshin The Hue Penthouse,” supplied in the area of 1-3 Geumnam-ro 3-ga, Dong-gu, Gwangju Metropolitan City, will begin first-priority subscription applications.
The “Geumnam-ro Hanshin The Hue Penthouse” consists of two buildings with a total of 99 households, ranging from 4 basement floors to 25 above-ground floors. By exclusive area, there are ▲20 units of 84㎡A ▲20 units of 84㎡B ▲35 units of 107㎡ ▲11 units of 163㎡A ▲11 units of 163㎡B ▲1 unit of 226㎡P ▲1 unit of 230㎡P. A majority of the units are the “national standard” exclusive 84㎡ type, and mid-to-large sized units including lottery-based units are also available.
The complex is located in a prime station area within walking distance of Gwangju Subway Line 1’s “Geumnam-ro 4-ga Station.” Additionally, all units feature floor-to-ceiling windows throughout the interior, and the kitchens are designed with wide open-type layouts, expanding the range of choices for buyers with excellent openness. The exclusive 84㎡ units adopt a 4-bay design to enhance space utilization, the 107㎡ units have two-sided living room windows offering panoramic views of the Geumnam-ro area, and notably, the 163㎡ units and penthouses (P) are planned as “two-story houses” with a 5.8m height, allowing separation of living areas within the unit.
Applicants who have held a subscription account for at least 24 months and meet the deposit requirements by unit size, residing in Gwangju City or Jeollanam-do, can apply as first priority for the “Geumnam-ro Hanshin The Hue Penthouse.” In the event of competition within the same priority, preference is given to applicants who have resided in Gwangju Metropolitan City for more than one year as of the announcement date of the resident recruitment.
Many lottery-based units are also included, providing opportunities for buyers with low subscription scores to own a home. The lottery-based unit ratio is 25% for exclusive 84㎡A and B units, and 70% for other unit sizes. If competition arises for lottery-based units, 75% of those will be preferentially supplied to members of households without home ownership.
The payment conditions are 10% deposit, 60% interim payment, and 30% balance. Of the deposit, 5% is paid at contract signing and the remaining 5% within 30 days of the contract date, allowing payment in two installments. For part of the interim payment, an interest deferred payment benefit is also provided, allowing interest repayment to be postponed until completion.
The schedule is as follows: subscription applications for first-priority local residents start on the 25th, first-priority other area applications on the 26th, and second-priority applications on the 27th. Winners will be announced on June 3, and the official contracts will be conducted over three days from June 14 to 16.
