Daewoo E&C announced on the 6th that it plans to launch sales of 'Unjeong Prugio Parkline,' located in Unjeong New Town 2 District, Wadong-dong, Paju-si, Gyeonggi-do, in May.
Unjeong Prugio Parkline is an officetel complex with a total of 664 units supplied in the quasi-residential area of Unjeong New Town 2 District. Phase 1 consists of 5 buildings with a total of 578 units (exclusive area 84㎡ and 119㎡) from basement 2 to ground 27 floors at 1500 Wadong-dong, and Phase 2 consists of 1 building with a total of 86 units (exclusive area 107㎡ and 119㎡) from basement 3 to ground 24 floors at 1498-2 Wadong-dong.
The complex is adjacent to the Soricheon walking trail that connects to Unjeong Lake Park, an ecological park spanning approximately 720,000㎡, allowing residents to enjoy views of Soricheon. It is also located in the vicinity of 'Unjeong Station' on the Gyeongui-Jungang Line. Additionally, many schools such as Jisan Elementary School, Hangaram Elementary, Middle and High Schools, and Jisan High School are located near the project site.
Unjeong New Town, where the complex is located, is a second-phase new town developed in three districts (1 to 3), covering a total area of 16.61 million㎡ and accommodating about 88,000 households and 210,000 people. Notably, GTX-A is scheduled to open the Unjeong-Seoul Station section in June 2024, with construction currently underway. Through the metropolitan transportation network including the Gyeongui-Jungang Line Unjeong Station, Seoul-Munsan Expressway, Jayuro, and 2nd Jayuro, residents can quickly access major business districts such as Seoul, Gimpo, and Ilsan.
Furthermore, within 1 km of Unjeong New Town, an advanced industrial complex called Unjeong Technovalley, including Paju LG Display, is being established. To the west of the new town, a medical cluster housing the National Cancer Center and Ajou University Hospital is also planned. This project is expected to be completed in 2024 on a 450,000㎡ site with a total investment of 1.6 trillion KRW, aiming to become the premier medical and bio cluster in the northwest metropolitan area.
Residential officetels like Unjeong Prugio Parkline are relatively free from various regulations compared to apartments, such as subscription, taxes, and loans. Unlike apartments, no subscription savings account is required, and no points are considered, so anyone can apply. There are also no restrictions regarding home ownership or residence.
Additionally, no financing plan is required, and since it is not classified as a house, it is exempt from acquisition tax surcharges. The loan-to-value ratio (LTV) can be applied up to 70%. Especially for Phase 2 units being sold this time, there are no resale restrictions due to the sale of fewer than 100 units, allowing resale after winning. The model house is scheduled to open in Wadong-dong, Paju-si, in May.
