These days, the key location keywords dominating the new apartment sales market are multi (Multi) school districts, or multiple (多) school districts.
It emphasizes having all elements at once: not only the school district preferred by people in their 30s and 40s, but also mall districts close to daily convenience facilities and forest districts leading to pleasant areas. In short, it means a location that is good for education, comfortable, and convenient.
Complexes that fully promote multiple school districts also show good subscription results. A recent characteristic of complexes that succeed in sales with high competition rates is that they are "multiple school districts." Applicants flock to complexes that have at least three elements such as school districts, forest districts, and mall districts.
A representative multiple school district complex is "Geomdan New Town Yemiji First Foret" (exclusive area 76~102㎡, total 1,172 households) supplied in Geomdan New Town, Incheon, last April. This complex, sold by Geumseong Baekjo, attracted 16,908 applicants in the first priority subscription, achieving a perfect sale with an average competition rate of 24.83 to 1.
The complex is a school district with Incheon Haedeun Elementary School and Incheon Ara Middle and High Schools nearby, and conveniently accessible to the Next Complex, the landmark of the first phase of Geomdan New Town, and the central commercial district. It also has a forest district location with Seonhwangdaengi Mountain, Gyeyang Stream, and Gyeongin Ara Waterway Park.
Also, "Centreville Asterium Yeongdeungpo" in Yeongdeungpo-gu, Seoul (exclusive area 49~59㎡, 156 households), which recently closed with a high first priority subscription competition rate of 199.7 to 1, is a mall district complex close to Seoul Yeongjung Elementary School within walking distance, Yeongdeungpo Market, Times Square, Shinsegae Department Store, and Lotte Department Store. It also has forest district elements such as Jungmaru Park, Yeongdeungpo Park, and Yeouido Park.
Continuing this trend, construction companies are actively promoting sales by explaining location advantages with multiple school district elements. In the metropolitan area, Geumseong Baekjo Construction opened the model house of "Hwaseong Bibong Yemiji Central Edu" on the 1st.
Hwaseong Bibong District is a public land development district located in Samhwa-ri and Gupo-ri, Bibong-myeon, Hwaseong-si, Gyeonggi-do, covering about 860,000㎡ with 7,088 households (6,816 apartment households), capable of accommodating about 16,000 people. As the pet name suggests, "Hwaseong Bibong Yemiji Central Edu" is located at the very center of Hwaseong Bibong District.
First, the complex has an excellent educational environment. There are kindergarten and elementary school sites right next to the complex, and a middle school is planned within walking distance.
It also has a forest district location. A large-scale neighborhood park is located right behind the complex, allowing residents to use the park like their own yard. Nearby are also Manchan Mountain and Wangraebong Mountain. Furthermore, the central commercial site within the district is close, making it convenient to use living convenience facilities.
The complex is expected to attract strong interest from buyers as the price ceiling system is applied. The first priority subscription qualification requires applicants to be household heads aged 19 or older currently residing in Hwaseong City or the metropolitan area (Seoul Special City, Incheon Metropolitan City, Gyeonggi-do) and to meet the deposit requirements by region and housing type. 30% of the supply is prioritized for those who have continuously lived in Hwaseong City for more than one year, 20% for those who have continuously lived in Gyeonggi-do for more than six months, and the remaining 50% is preferentially supplied to residents of the metropolitan area (Seoul Special City, Incheon Metropolitan City, Gyeonggi-do less than six months).
The product quality is also good. Inside the complex, the most preferred exclusive areas of 76㎡ and 84㎡ types are mainly arranged facing due south, with all households featuring a 4Bay and cross-ventilation structure. The ceiling height is designed at 2.4m to enhance openness inside the units, and ample storage space is secured with large dressing rooms and pantries, while the utility room space is optimized to increase practical use of space.
Additionally, various specialized designs to reduce management fees are applied, such as LED dimming in the underground parking lot, ultra-energy-saving LED lights, use of high-efficiency equipment, and installation of power-regenerating elevators.
