- Growing Expectations for Newly Built Apartments in Gunsan City... High Preference for Small to Medium-Sized Units
Usually, many people find it burdensome to move by changing their residential area itself. It is not easy to change many aspects of their living environment, such as their children's school issues, accessibility to work, and geographical familiarity.
As a result, areas where there has been no new apartment supply for a long time or where old apartments are densely clustered nearby inevitably welcome new apartment supply more than any other area. A real estate official in Gunsan City explained, “In areas with insufficient new apartment supply, word of mouth spreads even before pre-sale, and local residents show great interest,” adding, “Especially in Gunsan, there is high demand for new sales, and recently sold apartment complexes have quickly sold out with high competition rates.”
In this context, an apartment announced for new sale this month on the B2 block site of the Gunsan New Station Area Land Development Project has become a hot topic. Named ‘Gunsan Sinyoksekwon Hanla Vivaldi Centro,’ it is located in the Gunsan New Station Area in Jeonbuk, consisting of 6 buildings from basement level 1 to 25 floors above ground, with a total of 878 households. The unit sizes range from 75 to 84㎡ of exclusive area, composed of medium-sized units preferred by actual demanders.
The Gunsan New Station Area Land Development Project, where this complex is located, covers an area of 1,081,821㎡ and is a large-scale land development district equipped with apartment complexes, parks, commercial, and educational facilities. This development project, planned to accommodate about 6,600 apartment households and approximately 18,000 residents, has been promoted by Gunsan City and LH Jeonbuk Regional Headquarters since 2014.
‘Gunsan Sinyoksekwon Hanla Vivaldi Centro’ is expected to offer very convenient inter-area movement as Gunsan Station is within walking distance. Additionally, using Gangbyeon-ro by car makes it easy to access Gunsan’s original downtown, and it is adjacent to Gunsan IC, Seohaean Expressway, and Geumgang-ro, providing a convenient transportation network.
Moreover, it is adjacent to the central commercial site of the Gunsan New Station Area, enabling convenient living for residents. It also boasts a pleasant environment close to Jinpo City Monument Park, Geumgang Sports Park, riverside walking trails, and the Geum River.
On the ground of the complex, plans include a wide lawn yard, tree-lined walking paths, and themed parks to create a pleasant complex environment. Streetscapes will be designed to encourage various pedestrian behaviors and form a distinctive street view through street specialization.
Community facilities will include a fitness center, reading room, open lounge, and indoor golf practice range, along with a daycare center and senior citizens’ center to provide spaces enjoyable for various age groups.
Meanwhile, ‘Gunsan Sinyoksekwon Hanla Vivaldi Centro’ plans to open a model house.
