Mapo Seoul Garden Hotel Transforms into a Mixed-Use Space Combining Hotel and Officetel Map of Dohwa-dong area, Mapo-gu.


[Asia Economy Reporter Kim Min-young] Seoul Garden Hotel in Mapo-gu, Seoul is being transformed into a space that combines officetels and a hotel.


Seoul City announced on the 1st that it held the Urban Planning Committee's delegated subcommittee the day before and approved a revision to the "Mapo-ro 1 District 34th Zone Urban Maintenance-type Redevelopment Maintenance Plan Change (Draft)" for the Dohwa-dong area in Mapo-gu (4,079㎡).


The area is the site of the Seoul Garden Hotel, which opened in August 1979, and has not seen development for a long time since being designated as an urban environment maintenance zone in September 1979.


The city explained that currently, due to the impact of COVID-19, the number of tourists using the Seoul Garden Hotel has sharply decreased, and it judged that tourist accommodation facilities alone have limitations in revitalizing the area. Therefore, it recently established a redevelopment plan reflecting policy demands for securing urban housing.


Accordingly, 44 units of multi-family housing (long-term general private rental housing), 149 officetel units will be supplied, and it will be reborn as a tourist accommodation facility with about 40 rooms. The floor area ratio is set to be below 944.3%, and the height below 110 meters.


A public pedestrian passage connecting the bus stop to the residential area behind will be created, and public spaces will be placed at the starting and ending points to provide places to stay. On the east side of the site, which was a habitual congestion section, the road will be donated and dedicated to expand the 10m (2-lane) road to 17m (4-lane).


A Seoul city official said, "With this decision, facilities combining hotels, neighborhood living facilities, and urban-type housing will be introduced to respond to diverse housing demands, and street revitalization and traffic conditions will improve."
