4500 Housing Units Offered in 6th Pre-Subscription Including Pyeongtaek Godeok and Paju Unjeong

[Asia Economy Reporter Ryu Taemin] A total of 4,500 housing units, including 1,300 public sale units and 3,200 private sale units, will be available for pre-subscription in Paju Unjeong District and Pyeongtaek Godeok District.

The Ministry of Land, Infrastructure and Transport announced on the 27th that the 6th pre-subscription, totaling 4,500 units, will begin with the resident recruitment announcement on the 29th. For the first time in public pre-subscription, Pyeongtaek Godeok District, a nationwide subscription area, is included. Private units are available not only in the metropolitan area such as Paju Unjeong 3 and Incheon Gajeong 2 but also in local areas such as Gimhae Jinrye and Gwangju Seonun 2.

Public sale pre-subscription will supply 1,316 units in the metropolitan area, including Incheon Yeongjong (589 units) and Pyeongtaek Godeok (727 units). The estimated sale price is around 300 million KRW, which is 60-80% of the surrounding market price. The estimated sale price per 3.3㎡ is 10.05 million KRW for Incheon Yeongjong and 14.10 million KRW for Pyeongtaek Godeok. For example, an 84㎡ unit in Incheon Yeongjong is estimated at 339.96 million KRW, and a 59㎡ unit in Pyeongtaek Godeok is estimated at 368.41 million KRW.

Only residents of the metropolitan area can apply for Incheon Yeongjong, while 50% of the total units in Pyeongtaek Godeok are allocated nationwide, allowing all residents across the country to apply. All these units fall under the overheated subscription zones and will be preferentially supplied to those who meet the first-priority requirements such as ▲having subscribed to the housing subscription savings for more than 2 years with at least 24 payments ▲being the head of the household ▲having no history of winning another housing unit within the last 5 years among household members.

Special supply applications will be accepted from the 11th to the 12th of next month, and first-priority general supply applications from the 13th to the 14th. Second-priority applications will be on the 15th. Winners will be announced preliminarily on the 28th of next month and finalized after qualification verification.

Private housing pre-subscription in the metropolitan area includes ▲Paju Unjeong 3 District (783 units), ▲Pyeongtaek Godeok District (579 units), ▲Yangju Hoecheon District (568 units), and ▲Incheon Gajeong 2 District (278 units). In non-metropolitan areas, it will be held in ▲Gyeongnam Gimhae Jinrye District (502 units) and ▲Gwangju Seonun 2 District (505 units).

The estimated sale prices are set at 300 million to 500 million KRW for Paju Unjeong 3, 400 million to 500 million KRW for Pyeongtaek Godeok, around 400 million KRW for Yangju Hoecheon, around 500 million KRW for Incheon Gajeong 2, around 300 million KRW for Gimhae Jinrye, and around 400 million KRW for Gwangju Seonun 2, which are more than 20% cheaper than nearby market prices.

24% of the total supply, 771 units, will be allocated by lottery, providing subscription opportunities to various groups such as the 20s and 30s generation. In addition to 433 lottery units in the general supply, 338 units, which is 30% of the special supply for first-time homebuyers and newlyweds, will also be allocated by lottery, allowing single-person households, dual-income couples exceeding income criteria, and childless newlyweds to apply.

Applications for private housing pre-subscription will be accepted from the 8th to the 11th of next month. Winners will be announced on the 18th and 19th.
