Yangju Western Area's Future Value in One Place... 'Shin Yangju Moaelga Nike' First-Come, First-Served Contract 진행

Moa Housing Industry announced that ‘New Yangju Moa Elga Nike,’ launched in the Baekseok-eup area of the western region of Yangju City, is now accepting first-come, first-served contracts for the remaining units.


The first-come, first-served contracts are available to anyone nationwide aged 19 or older, regardless of their place of residence, and buyers can directly select their preferred building and unit number.


New Yangju Moa Elga Nike is an apartment complex located in Hongjuk-ri, Baekseok-eup, Yangju City, consisting of 7 buildings ranging from one basement floor to 23 floors above ground, with exclusive areas of 59 to 84 square meters, totaling 570 households. It is expected to be a landmark apartment signaling the start of residential development in the western region of Yangju City and the beginning of the Baekseok residential belt development connecting the nearby Gwangseok district (planned) and Baekseok urban center.


In fact, the complex is expected to fully benefit from the development of the western region of Yangju City. First, it will enjoy close proximity to various transportation networks, which are considered key elements of residential development in the western region, greatly improving transportation convenience.


In particular, once the expansion of National Road No. 39 connecting Baekseok-Gwangjeok and Songchu-Bugok sections opens (scheduled for 2025), direct access to Seoul without passing through Uijeongbu will be possible, significantly enhancing Seoul accessibility. Additionally, the metropolitan area’s 2nd ring expressway connecting Yangju and Paju is under construction with a target opening in 2023, and projects such as GTX-C, Line 7 extension, and Seoul-Yangju Expressway (in progress) are underway, further expanding the transportation network.


Moreover, the Baekseok-eup area where the complex is located is seeing the realization of Baekseok New Town and Baekseok Residential Belt developments, which are expected to bring additional benefits.


Baekseok New Town is a residential development project creating 11,750 households on approximately 350,000 pyeong (about 1.15 million square meters) in the Gaeop-ri and Bokji-ri areas of Baekseok-eup. Yangju City and GS Construction signed an MOU related to this project in 2018, and GS Construction began development of Baekseok New Town in 2020.


The Baekseok Residential Belt is a large-scale residential development project centered on Baekseok New Town, linking the northern Gwangseok land development district and the old downtown of Baekseok-eup below. Once completed, it is expected to become the representative residential area of the western region, rivaling the eastern region led by Yangju New Town.


In addition, job creation in the western region of Yangju is also expected to increase, further raising anticipation. The Eunnam General Industrial Complex, which will become a key part of the northern Gyeonggi smart industrial belt, is currently under development in the western region of Yangju.


The Eunnam General Industrial Complex is characterized by being developed as an E-commerce specialized complex under Korea’s New Deal policy. As leading domestic companies are confirmed to move in, an influx of related workers is anticipated, which is expected to accelerate local economic revitalization and residential infrastructure development.


A sales official stated, “Interest in the complex continues steadily as all major real estate key factors such as transportation, housing, and jobs are being developed.”


Meanwhile, New Yangju Moa Elga Nike is gaining attention for its differentiated specialized design that matches the future value of the western region of Yangju City, affordable sale prices that reduce buyers’ burdens, and various financial benefits, resulting in high satisfaction.


New Yangju Moa Elga Nike is a branded apartment complex released in the western region of Yangju after a long time, designed with the tallest building in Baekseok-eup at 23 floors, offering unobstructed views. It is arranged mainly facing south with wide spacing between buildings to enhance openness, and applies a plate-type design to ensure excellent lighting and sunlight rights. Inside the units, storage space has been expanded by introducing walk-in closets, pantries, and alpha rooms by type, and movable walls have been applied to allow residents to configure spaces as they wish.


The community facilities are diverse, including a fitness center, golf practice range, GX room, small library, reading room, daycare center, and senior club, allowing residents to enjoy various leisure activities within the complex. Additionally, as a park-style apartment with a theme park, it will enhance comfort with various landscaping such as a central plaza, playground, healing garden, forest garden, and healing forest park (children’s park) within the complex.


The sale price of the complex is set at 338.8 million KRW for an 84㎡ unit (above the 5th floor), which is considered highly competitive compared to apartments in Seoul. This price is less than half of the average sale price in Seoul and more than 100 million KRW cheaper than the average jeonse (long-term deposit lease) price.


Additionally, the complex offers a fixed first deposit of 10 million KRW and 60% interest-free installment payments to contract holders. Therefore, there is no additional financial burden until move-in, and since the entire installment payment is interest-free, concerns about increased interest rates due to rate hikes are minimal.


New Yangju Moa Elga Nike is currently operating a housing exhibition center.
