‘Hillstate Yangju Okjeong Patio Foret,’ scheduled for sale in April in Yangju New Town, Yangju-si, Gyeonggi-do, will open its on-site observation deck today, the 25th. At the observation deck, visitors can experience views of the site, the lawn plaza, and the courtyard, along with various prize events. Yangju New Town, covering approximately 11.4 million square meters, is a second-phase new town in the metropolitan area being developed by dividing into Okjeong District (7.06 million square meters) and Hoecheon District (4.4 million square meters). Together, the two districts will form a residential complex of about 63,400 households and a planned population of 160,000, making it the largest new town in the northeastern metropolitan area.
Although initially overlooked by demand due to insufficient transportation and infrastructure, the city’s status began to change as apartment move-ins started and facilities such as the Guri-Pocheon Expressway opened, along with the gradual establishment of education and convenience facilities. Additionally, with transportation benefits like the GTX-C line and the extension of Subway Line 7, as well as the upcoming Techno Valley, the city is gaining attention as a fully developed city with self-sustaining functions.
The GTX-C line planned for Yangju New Town is a metropolitan area express railway connecting Yangju Deokjeong to Seoul Samsung and Suwon over 74.2 km, with a stop scheduled at Deokjeong Station on Subway Line 1. According to the Ministry of Land, Infrastructure and Transport, once the GTX-C line opens, travel from Deokjeong Station to Samsung Station will take about 20 minutes.
Also planned is the extension of Subway Line 7, connecting Dobongsan in Seoul to Yangju City over a total of 15.3 km. Once this line opens, Yangju is expected to gain an advantage in access to Gangnam compared to other second-phase new towns such as Incheon Geomdan and Cheongna, Gimpo Hangang, and Paju.
Furthermore, Yangju Techno Valley, which will become the center of the 4th industrial revolution in northern Gyeonggi Province, is set to be developed within Okjeong New Town with an investment of 110.4 billion KRW. This area plans to foster smart lifestyle consumer goods industries through the convergence of design and information and communication technology (IT) with existing regional industries such as textiles, fashion, and traditional manufacturing, establishing a growth platform for advanced manufacturing companies representing northern Gyeonggi. According to Gyeonggi Provincial Government, upon completion, the Techno Valley is expected to generate a total production inducement effect of 1.8686 trillion KRW, a value-added inducement effect of 443.2 billion KRW, and employment inducement for 4,373 people, both directly and indirectly.
The population of Yangju City is also steadily increasing. According to resident registration statistics from the Ministry of the Interior and Safety, as of 2021, the total population of Yangju City was 236,368, an 11% increase compared to 2017. During the same period, only 10 out of 32 cities and counties in Gyeonggi Province recorded double-digit growth rates, making Yangju’s rise particularly notable within the province.
Amid this, ‘Hillstate Yangju Okjeong Patio Foret,’ located at the very center of Okjeong District in Yangju New Town, will be developed as a large-scale block-type detached housing complex with 809 households, each with a private area of 84㎡, spanning from basement level 1 to ground level 3, on a site of approximately 50,000 pyeong.
As a large complex, various community facilities will be provided within the complex. It will be divided into three zones and six buildings, featuring an indoor gymnasium, endless pool, shared office, kids’ sports classes, Pilates equipment, indoor golf range, and fitness center. Residents will be able to enjoy exercise, leisure, and hobbies without leaving the complex.
This complex, located at the center of Okjeong District, is surrounded by Dokbawi Park, Seondol Park, and Okjeong Ecological Forest Park, offering pleasant living conditions. Elementary, middle, and high schools, which are the most important for parents with school-age children, are also located nearby. Within 1 km, the central commercial facilities include a movie theater, various restaurants, and convenience facilities, providing opportunities for cultural and leisure activities. Large marts and shopping malls such as E-Mart, Lotte Mart, and LF Square are also nearby, promising high convenience for daily life.
