High-End Officetel Town Emerging in Seocho-dong Area: 'The Opera Seocho Harrington Tower' for Sale

The Seocho-dong area is transforming into a luxury officetel town. As significant nearby development projects gain momentum, the trend of converting hotels and commercial facilities in Seocho-dong into high-end residential complexes is rapidly progressing.


Within Seocho-gu, Seocho-dong has favorable conditions for creating upscale residential complexes. The presence of Seocho-dong Legal Town and Samsung Town nearby provides a strong demand base from high-income office workers, and the transportation network and living infrastructure are excellent. Additionally, major corporate headquarters such as Gangnam Station’s Samsung Town and POSCO Center are close by, attracting many buyers with strong purchasing power.


Moreover, large-scale development projects around Seocho-dong are gaining traction, which is expected to increase demand inflow. The former Information Command site in Seocho-gu, which has been restricted for over 40 years, is being developed into a cultural complex. According to Seoul city data, out of the total 160,000㎡ of the Information Command site, approximately 96,797㎡ excluding parks will be used to establish a Fourth Industrial Revolution cluster. Once developed into a cultural complex, the Information Command site is expected to become a cultural cluster linked with the Seoul Arts Center and others.


Furthermore, according to Seocho-gu’s “Seocho-ro District Unit Plan Revision,” the Lotte Chilsung site, Kolon site, and Lion Mising site along Seocho-daero will be designated as special planning zones and developed into an international business and commercial complex hub. Combining the four sites within the special planning zone will create a large-scale officetown covering an area of 63,006㎡. In addition, various development projects such as the Nambu Terminal complex development, undergrounding of the Gyeongbu Expressway, and Yangjae R&CD development are being promoted throughout the area.


Amid these large-scale development benefits, Seocho-dong is evolving into a luxury officetel town. High-end officetels that allow residents to enjoy Seocho-dong’s prime locations?home to the Supreme Court, Seoul Arts Center, and Seoul National University of Education?as well as Gangnam’s abundant living infrastructure and excellent educational environment are attracting attention.


Hyosung Heavy Industries plans to launch sales of ‘The Opera Seocho Harrington Tower’ in March. As a luxury officetel under the Hyosung Harrington Tower brand, it is drawing interest from real buyers aiming to enter the Gangnam area.


‘The Opera Seocho Harrington Tower’ will be built in Seocho-dong, Seocho-gu, Seoul, consisting of two buildings with 7 basement floors to 20 above-ground floors, totaling 266 units with exclusive areas ranging from 58 to 63㎡. It features rare two-room, three-bay layouts not commonly seen in existing high-end Gangnam officetels, designed to maximize natural light and ventilation. Additionally, various concierge services will be provided through entrusted operation by a comprehensive residential service company.


‘The Opera Seocho Harrington Tower’ is highly praised for its excellent location adjacent to Seocho, Gyodae, and Gangnam stations, where office facilities are concentrated. Nearby are excellent schools such as Seoul National University of Education Affiliated Elementary School, Seocho Middle and High Schools, and Seoul High School, as well as the National Library of Korea, providing a superior educational environment.


It is within walking distance of Seocho Station on Subway Line 2, Nambu Terminal Station on Line 3, and Gyodae Station on Lines 2 and 3. Major city centers are easily accessible via Banpo-daero, Teheran-ro, and Nambu Sunhwan-ro in front of the complex. The Seoripul Tunnel connects to Bangbae-dong Sadang-ro, enhancing the transportation network in the Seocho area.


‘The Opera Seocho Harrington Tower’ will feature high-end specialized designs befitting a luxury officetel. The first-floor commercial space has been removed to increase openness, with an arched corridor and a lobby with a ceiling height of 6.6 meters. The two buildings will be connected by a skybridge, expected to become a new twin tower landmark in Seocho.


The top floor will include a rooftop sky pool, party lounge, and pet ground, allowing residents to enjoy panoramic city views and a relaxed living environment. Various community facilities such as a fitness center, GX room, screen golf, CO-dining for home parties, a business center for individual work, and a mostly self-parking lot (76%) will also be well-equipped.


Another advantage of ‘The Opera Seocho Harrington Tower’ is that it is subject to fewer regulations than Gangnam apartments. No subscription savings account is required for application, and anyone aged 19 or older residing in Korea can apply regardless of re-winning restrictions, residency restrictions, or home ownership status. Even if owning an officetel, applicants can maintain first-priority subscription eligibility for apartments and do not need to submit a financial plan.
