[Asia Economy Reporter Kangwook Cho] Hyundai Engineering is opening the cyber model house for ‘Hillstate Indeokwon’ and officially starting sales.
According to Hyundai Engineering on the 5th, ‘Hillstate Indeokwon,’ located at 506-1 Poil-dong, Uiwang-si, Gyeonggi-do, will be composed of 3 buildings with 349 households ranging from 50 to 74㎡ in exclusive area, from 5 basement floors to 28 above-ground floors, with retail facilities on the lower floors. The units are divided by exclusive area as follows: ▲50㎡ 75 units ▲64㎡A 74 units ▲64㎡B 150 units ▲74㎡ 50 units.
The complex will be supplied as long-term general private rental housing. Since it is not included in the housing supply count, various real estate regulations do not apply, and there are no taxes such as acquisition tax or property tax related to home ownership. In particular, anyone aged 19 or older can apply regardless of having a subscription savings account, and residents can live there for up to 10 years.
Excellent Living Infrastructure with Superior Transportation and Residential Environment
The complex is located about 1 km from Indeokwon Station on Line 4, allowing quick access to both Gangnam and Gangbuk areas of Seoul. Nearby highways such as the Metropolitan Area 1st Ring Expressway, 2nd Gyeongin Expressway, and Yongin-Seoul Expressway provide good accessibility to metropolitan areas like Pangyo and Suwon.
Nearby, there are numerous shopping facilities including Hanaro Mart and LF Outlet, and the Indeokwon Station commercial district with Lotte Cinema, banks, and hospitals is easily accessible. Poil Elementary School and Baegun Middle School are also nearby, providing an excellent school district.
Residents can enjoy a pleasant natural environment with Hakui Stream, Baegun Lake, Moraksan Mountain, and Poil Park. The Anyang Venture Valley, home to various companies including IT firms, is only about 1 km away, offering excellent proximity to workplaces. Additionally, abundant development projects are planned around the area, which will further improve living conditions. For example, Indeokwon Station has been proposed as an additional stop on the GTX-C line (planned), which is currently in the early stages of development. Once opened, it will take only two stops to reach Yangjae Station in Gangnam and three stops to Samsung Station.
Moreover, the Wolgot-Pangyo Line (planned) is targeted to open in 2025, allowing travel to Pangyo Station within three stops. The Indeokwon-Dongtan double-track railway (planned) is also expected to be completed around 2027. Once these lines open, Indeokwon Station will transform into a quadruple transfer station intersecting Subway Line 4, GTX-C, Wolgot-Pangyo Line, and Indeokwon-Dongtan Line. Other developments include Gwacheon Knowledge Information Town, the 2nd Uiwang Technopark (planned), and comprehensive residential area developments related to the Indeokwon-Dongtan double-track railway (planned).
Highly Preferred Small-to-Medium Sized Units with Various Basic Options Provided
All units in the complex are small-to-medium sized, preferred by 2-3 person households and newlyweds. Various options such as kimchi refrigerators, air conditioners, and induction cooktops are provided as standard within the units.
The 64㎡B type, which offers the largest supply of 150 units, is a 3-room tower type with a dressing room, corridor pantry, and built-in wardrobes in the bedrooms to maximize storage space. The living room, dining area, and kitchen are connected in an open LDK (Living Dining Kitchen) layout without walls, maximizing space utilization. The kitchen window allows ventilation, creating a more comfortable living environment.
The 74㎡ type, with 50 units supplied, features a 4-bay 3-room slab-type structure with excellent lighting and views, including a dressing room and pantry. It is designed with a convenient ‘ㄷ’-shaped face-to-face kitchen layout, and a wide kitchen window maximizes ventilation.
Inside, various community facilities such as a fitness center, small library, and daycare center are provided to support residents’ convenient living. Additionally, storage spaces are provided in the basement for residents to store bulky items separately.
A Hyundai Engineering sales official said, “Hillstate Indeokwon is a product not included in the housing supply count, so there are no various cost burdens, and residents can live for up to 10 years. Since it consists of small-to-medium sized units with high residential preference, it is attracting strong interest from actual demanders.”
The ‘Hillstate Indeokwon’ model house is located in Gwanyang-dong, Dongan-gu, Anyang-si, Gyeonggi-do, and will be operated as a cyber model house to prevent the recent rapid spread of COVID-19. Detailed supply information can be checked at the cyber model house, and major unit types are implemented in VR to allow a realistic interior viewing experience.
Applications will be accepted over two days on the 7th and 8th, with the announcement of winners on the 11th. The official contract period will be held for four days from the 22nd to the 25th. The expected move-in date is August 2025.
