The ‘Panam Station Rene Blue’ officetel, located in the Panam district of Daejeon Metropolitan City, will begin subscription for two days on the 2nd and 3rd of next month.
The subscription will be conducted through the Subscription Home website and is open to individuals aged 19 or older residing in South Korea, as well as corporations. Each person can apply for one unit per type, regardless of their residential area or subscription savings account status.
‘Panam Station Rene Blue’ is an officetel that completed its sales report in 2021 and is not subject to the DSR loan regulations applied from this year. Subscription is available from 9:00 AM on March 2, 2022, until 5:30 PM on March 3, 2022. Applications can also be submitted at Kookmin Bank branches, and the lottery and winner announcement will be available on the Subscription Home website after 4:00 PM on March 8, 2022.
Notably, ‘Panam Station Rene Blue’ consists of two buildings ranging from four basement floors to 18 above-ground floors. It includes 89 neighborhood living facilities on basement level 1 to ground level 1, and 272 officetel units (office facilities) from the 2nd to the 18th floor, forming a residential complex.
The residential apartels feature 2-room and 3-room layouts with advanced systems enabling safe and smart living. The parking area accommodates 362 vehicles (133% of the legal requirement), with 51% of the parking spaces being wide to prevent door dings. The officetel has a dedicated parking lot separated from the commercial parking area, ensuring comfortable use. Additionally, security offices are installed in each building for thorough security management and safe parcel storage.
Moreover, the location offers convenient access to public transportation, including Subway Line 1 Panam Station, KTX Gyeongbu Line, and Panam TG on the Southern Ring Road. Nearby amenities include universities, office towns, and large supermarkets, providing a rich living infrastructure. When the total loan amount exceeds 200 million KRW, the borrower-level DSR regulation applies, making it difficult to obtain a high loan limit without sufficient income. However, ‘Panam Station Rene Blue Officetel’ offers financial benefits and is exempt from additional DSR loan regulations.
Also, classified as office facilities, these units are not counted as residential properties before move-in, and are exempt from acquisition tax and capital gains tax surcharges, as well as comprehensive real estate tax.
A sales representative stated, “With the continuous expansion of the DSR regulation scope and supply shortages making it harder for buyers to secure their homes, there is growing interest in residential officetels that are exempt from additional DSR, offer financial benefits, and directly reduce burdens. Panam Station Rene Blue, being an officetel not subject to DSR loan regulations, offers benefits such as interest-free interim payments depending on personal credit and balance payment loans up to 70%, so it is expected to record a high subscription rate.”
