Daewoo E&C's ‘Jije Station Prugio Eliats,’ introduced in Block 1 of the Dongsak Segyo District urban development area in Dongsak-dong, Pyeongtaek-si, Gyeonggi-do, has successfully closed with an excellent subscription competition rate, raising expectations for early sell-out.
According to the Korea Real Estate Board's Subscription Home, ‘Jije Station Prugio Eliats,’ which received first-priority subscriptions from the relevant and other areas from February 22 to 23, recorded a total of 3,290 applications for 459 households (excluding special supply), closing all housing types with an average competition rate of 7.17 to 1. The highest competition rate was for the 84㎡C type, with 560 applications for 37 households (excluding special supply), achieving a competition rate of 15.14 to 1.
Industry insiders responded that the successful subscription results of Jije Station Prugio Eliats were anticipated. Located in the Dongsak Segyo District, which boasts excellent location within Pyeongtaek-si where numerous urban development projects are underway, residents can enjoy various infrastructures such as transportation and convenience. Additionally, being developed as a ‘Prugio’ brand complex by Daewoo E&C adds symbolic value, and the application of differentiated product features was a key factor. Furthermore, the reasonable sale price compared to surrounding market prices also attracted strong demand from buyers.
Jije Station Prugio Eliats consists of 9 buildings ranging from 2 basement floors to 28 above-ground floors, totaling 812 households. It offers a single preferred size of 84㎡ (exclusive area), including 527 units of 84㎡A, 225 units of 84㎡B, and 60 units of 84㎡C, which are highly favored by buyers.
Jije Station Prugio Eliats is close to Pyeongtaek Jije Station on Subway Line 1 and the SRT stop, providing excellent access to major metropolitan areas and Seoul. Using the SRT, it takes only 20 minutes to reach Gangnam Suseo Station, and via Line 1, it takes about 30 minutes to Suwon Station and about 20 minutes to Cheonan Station.
Moreover, a direct KTX connection project from Suwon to Pyeongtaek Jije Station is underway. According to the Ministry of Land, Infrastructure and Transport, this project involves constructing a connecting line between Seojeong-ri Station on the Gyeongbu Line and Pyeongtaek Jije Station on the metropolitan high-speed railway, aiming for completion in 2024. Once the railway opens, it is expected to take approximately 2 hours and 15 minutes from Suwon Station to Busan Station, significantly improving regional accessibility in the future.
Jije Station Prugio Eliats is also a workplace-residential complex near the Samsung Electronics Pyeongtaek Industrial Complex and the Pyeongtaek Brain City development project, enhancing its future value. The Samsung Electronics Pyeongtaek Industrial Complex is located in the Godeok Internationalization Planning District industrial complex and spans a massive 2.38 million square meters, the largest in the world. Currently operating P1 and P2 plants have created employment for over 30,000 people, and the P3 plant, under construction with an investment of 50 trillion KRW, is scheduled for completion this year.
The Pyeongtaek Brain City development project, planned as the largest general industrial complex in the Gyeonggi area, covers approximately 4.82 million square meters and includes advanced industrial complexes, universities, residential, and commercial facilities, with completion planned for 2023. Additionally, the KAIST Pyeongtaek Campus is planned to be completed in the second half of 2024.
All units feature ample storage spaces such as entrance pantries and master bedroom dressing rooms, and hotel-style dry washbasins and separated bathrooms are provided free of charge in shared bathrooms. Furthermore, the 84㎡A and B types include kitchen pantries to maximize storage space.
The community facilities include a fitness club, golf club, study room, kids cafe, and various other spaces. Landscaping facilities will feature resort-style resting areas and garden communities.
The complex is supplied at a reasonable price averaging 15.89 million KRW per 3.3㎡.
