[Asia Economy Reporter Kim Hyemin] A residential complex facility will be built in the vicinity of Mia Station on Subway Line 4.


On the 17th, Seoul City held the 2nd Urban and Architectural Joint Committee Delegated Subcommittee and announced on the 18th that it had revised and approved the designation of the district unit planning zone and the plan for the 'Mia Station Station Area Revitalization Project' in the area around 195 Mia-dong, Gangbuk-gu.


The station area revitalization project upgrades the zoning of station area land that meets location requirements to a higher use district, increasing the floor area ratio, and 50% of the increased floor area ratio is expanded into living service facilities such as daycare centers, health centers, sports facilities needed in the area, as well as public rental facilities such as offices and housing. Private developers can improve project profitability, and the public can expand necessary facilities in the area. The city is currently promoting this project in 20 areas. The Mia Station station area revitalization project approved this time is one of the eight sites selected in the first phase expansion project in 2020.


According to this plan, 260 urban-type housing units (including 36 public rental housing units) will be supplied in the target area. The zoning will be changed from the 3rd general residential area to the neighborhood commercial area, and as a public contribution facility due to the upgrade, a hub-type Kiwoom Center and youth cultural training facilities will be expanded. Non-residential facilities such as neighborhood living facilities will be installed on the lower floors, and major pedestrian paths will be arranged with small-scale open spaces that are always open to the general public.


The city plans to proceed with the project aiming for building permits in the second half of this year and completion in 2024, after going through approvals such as the architectural committee review. Choi Jin-seok, Director of the Seoul City Urban Planning Bureau, said, "The target site is expected to become a vibrant hub that revitalizes the street environment in connection with urban campuses such as Seoul Cyber University."


Seoul City also revised and approved the district unit planning zone plan for the station area revitalization project around Banghak Station on Subway Line 4.


The target site is around 622-8 Dobong-dong, Dobong-gu, and is one of the five pilot project sites selected in 2019. The plan includes upgrading the zoning from the 2nd general residential area to the neighborhood commercial area, while securing 35 public rental housing units and a health branch as public contribution facilities. In addition, the east road of the target site will be expanded from the existing 4 meters to 8 meters to improve vehicle traffic and the walking environment for students commuting to a nearby middle school.
