[Asia Economy Reporter Kim Hyemin] A 34-story apartment complex with 306 units will be built in the vicinity of Boramae Park Station on the Sillim Line, scheduled to open this May.
On the 26th, Seoul City held the 1st Urban and Architectural Joint Committee and announced on the 27th that it had approved with modifications the "District Unit Plan Designation and Planning Decision for Transit-Oriented Housing and Public Housing Construction" for the area around 498-24, Sindaebang-dong, Dongjak-gu. The site corresponds to the transit-oriented area of Boramae Park Station on the Sillim Light Rail Transit. It is an area densely populated with old and deteriorated buildings, where the need to improve poor residential conditions has been pointed out.
Through this district designation, a multi-family residential complex with 306 units, ranging from three basement floors to 34 above-ground floors, will be constructed on the 6,085.9㎡ site. Among these, 68 units will be supplied as public housing. An open public library accessible to local residents will be built on the lower floors. A Seoul City official stated, "This will enhance the public nature of the Boramae Park Station transit area and help stabilize housing by supplying high-quality public housing."
Seoul City also approved with modifications the district unit plan for the fashion-specific development promotion district in the Myeonmok and Sangbong-dong areas of Jungnang-gu. To revitalize industry and protect the residential environment within the district, the plan encourages the clustering of recommended industries, but excludes 17 industries that could harm the residential environment from the list of recommended uses in certain areas. Additionally, the floor area ratio and maximum height can be relaxed up to 120% depending on the proportion of recommended industry facilities secured.
Furthermore, the landscape plan for Gangdong-gu was established for the first time among Seoul’s autonomous districts, and a proposal to build an indoor golf practice range on neighborhood living facility land in Sinjeong 3 District, Yangcheon-gu, was also approved.
