Compact Residential Officetels Popular for Single-Person Households and Newlyweds

In the past 2 to 3 years, apartment prices have soared across the Seoul metropolitan area, leading buyers to turn their attention to residential officetels. Among these, compact two-room officetels that maximize space utilization are particularly popular.


According to the Korea Real Estate Board on the 22nd, the average sale price of officetels with exclusive areas of 40 to 60㎡ in the metropolitan area was 261.35 million KRW in December last year, up 6.4% compared to December 2020.


Subscription results have also been excellent. In May last year, the ‘The GL’ officetel in Goyang Deok-eun District recorded a high competition rate of 83.7 to 1 for the 60㎡ exclusive area. The fact that it is a compact two-room officetel of medium-small size is cited as a factor for its popularity.


Officetel complexes scheduled for sale are attracting attention amid growing interest in compact residential officetels.


Dongbu Construction is preparing to launch sales in February for ‘Centreville 335,’ an officetel being built in 1433-1 Sillim-dong, Gwanak-gu, Seoul. The complex will have 335 units ranging from 51 to 62㎡ across 7 basement floors to 20 above ground. It features a two-room layout that maximizes storage efficiency, and a fully furnished system equipped with a double-door refrigerator, washer-dryer, induction cooktop, dishwasher, and oven to enhance residential convenience.


It is a ‘direct station area’ connected underground to Sillim Station on Subway Line 2, allowing residents to reach Gangnam Station in just 8 stops. Additionally, by using the Sillim Light Rail Line scheduled to open in May 2022, residents can reach Yeouido Saetgang Station in 7 stops. Furthermore, the complex is close to Nambu Beltway and Gangnam Circular Urban Expressway, providing excellent accessibility throughout the metropolitan area.


Within a 1 km radius, there are convenient lifestyle facilities such as Lotte Department Store, Lotte Cinema, Boramae Hospital, Podo Mall, and Renaissance Shopping Mall, enabling a comfortable living environment.


Lotte Construction is currently selling ‘Le Need,’ located in Seocho-dong, Seocho-gu, Seoul. The complex consists of 156 units ranging from 42 to 130㎡ across 8 basement floors to 20 above ground. It includes community facilities such as an indoor basketball court and running track, and is adjacent to Yangjae Station, a transfer station for Subway Line 3 and the Shinbundang Line, which will also benefit from the future GTX-C line. Seocho District Office, the Seoul Arts Center, and Shinsegae Department Store are also nearby.


‘Guil Twenty-First High-End’ officetel, located in the Guro-gu area, is also currently on sale. The complex consists of 3 buildings with a total of 216 units from 1 basement floor to 19 above ground. It applies a specialized two-room three-bay residential design, suitable for single or two-person households and newlyweds. It is an ultra-station area within 1 minute of Guil Station on Subway Line 1, and Guil Elementary, Middle, and High Schools are also located nearby.
