High-End Officetel 'Le Nid' for Sale, Easing the Burden of Buying a Home

‘Buying a house with debt’ is expected to remain difficult this year as well. This is because officetels are now included in the government's strengthened loan regulations. Following restrictions on resale of pre-sale rights, another direct blow has made it harder to secure a home through officetels.


In October last year, the Financial Services Commission (hereinafter FSC) announced an early expansion of the DSR regulation to curb the rapid increase in household debt. DSR refers to the ratio of principal and interest payments to income. Starting January this year, for all loans exceeding 200 million KRW in total?including mortgage loans, credit loans, and card loans?the annual repayment amount of principal and interest cannot exceed 40% of the annual income.


For example, if the annual income is 50 million KRW, the total principal and interest to be repaid in one year cannot exceed 20 million KRW. Moreover, from July this year, the DSR regulation will be expanded to apply to total loans exceeding 100 million KRW.


Since these loan regulations drastically reduce the amount that can be borrowed, complexes subject to these regulations inevitably face a decrease in housing purchasing power. In effect, the government is sending a signal of ‘if you don’t have money, don’t buy a house.’


However, there is a loophole despite these regulations. Officetels that obtained pre-sale approval and issued a resident recruitment announcement by the end of last year are not subject to the current DSR regulations.


‘Le Nid’ has opened its sales gallery and is currently offering units for sale. Unlike other high-end officetels whose supply has become difficult due to the DSR regulations, ‘Le Nid’ avoided the DSR application by issuing its resident recruitment announcement last year.


‘Le Nid’ Developed as a Large-Scale High-End Officetel

‘Le Nid,’ jointly developed by SNHC Co., Ltd. (developer) and Lotte Construction Co., Ltd. (builder), is a large-scale high-end officetel located in Seocho-dong, Seocho-gu, Seoul, within the Gangnam area.


The site area is approximately 2,352㎡ (about 711 pyeong). The complex consists of 156 units ranging from 42㎡ to 130㎡ in exclusive area, spanning from 8 basement floors to 20 above-ground floors. It offers active community facilities such as an indoor basketball court and running track, rarely seen in conventional apartments or officetels.


Throughout ‘Le Nid,’ the design emphasizes massing to harmonize with surrounding buildings while standing out as a premium complex, finished with top-quality materials. All 156 units across 24 different types feature elongated terraces. By maximizing service area through terraces, the actual usable space feels larger than the exclusive area, providing a spacious atmosphere. Especially, residents can enjoy an untact lifestyle suited for the post-COVID era by creating their own garden or caf? on the elongated terraces.


Additionally, the layout follows the current residential trend with an LDK configuration, connecting the kitchen, living room, and terrace into one continuous living space. Some unit types include dressing rooms and utility rooms, maximizing flow and space utilization. Kitchen appliances, furniture, detailed faucets, and flooring are sourced from luxury brands from Germany and Italy. The installation of a centralized induction system enhances cooking convenience and minimizes ventilation concerns.


Exclusive amenities available only at the large-scale high-end officetel ‘Le Nid’ include an indoor basketball court, running track, and private amenity spaces (community facilities), along with concierge services at the level of a luxury hotel.


The complex is located in a triple transit station area adjacent to Yangjae Station (Seocho-gu Office), which serves as a transfer station for Line 3 and the Shinbundang Line and will also connect to the GTX-C line in the future. The GTX-C line, along with the A line, is the only GTX line connecting the northern and southern parts of the metropolitan area. Upon opening, it is expected to concentrate demand in the Gangnam area and is regarded as a game changer that will transform real estate values. Furthermore, the planned undergrounding of the Gyeongbu Expressway will create pedestrian paths and parks on the surface, linking to Hangang Park.


‘Le Nid’ is also close to cultural facilities such as Seocho-gu Office, Seoul Family Court, the Seoul Arts Center, and KEPCO Art Center, as well as shopping destinations like Shinsegae Department Store and Costco. The educational environment includes Daechi Middle School, Yangjae High School, Eunkwang Girls’ High School, Joongang Science High School, National Gugak High School, and Eonnam High School. Natural surroundings such as Maebongsan Mountain, Umyeon District Neighborhood Park, and Yangjae Citizen’s Forest are nearby.


‘Le Nid’ is a large-scale high-end officetel exempt from DSR regulations and is not affected by capital procurement plans or mandatory residence requirements. It also offers favorable sales conditions that reduce financial burdens, such as a 70% loan-to-value (LTV) ratio on mortgage loans and interest-free interim payments.


Currently, ‘Le Nid’ has opened its sales gallery and is conducting sales by appointment only.
