Profit of 200 million won if won... Where is this week's 'Real Estate Speedo' with a lottery? 'Tangjeong Station Yemiji' bird's-eye view


In December, with 71,397 households scheduled for sale nationwide, market attention is focused on complexes where the price ceiling system is applied, allowing for affordable homeownership.


According to the real estate industry on the 5th, 'Tangjeong Station Yemi Ji,' located in the station area of Tangjeong Station in Asan-si, Chungnam, will begin accepting subscription applications from the 7th. It consists of 8 buildings, from basement level 1 to a maximum of 32 floors above ground, with exclusive areas ranging from 74 to 102㎡, totaling 791 households. This complex is supplied on public land, so the price ceiling system is applied, and as a post-sale apartment, quick move-in is possible in November 2022.


The highest sale price for an 84㎡ unit is 385 million KRW, and a price difference of about 200 million KRW is expected compared to nearby complexes. According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, in October, an 84㎡ unit in the adjacent complex 'Handeul Mulbit City Tangjeong City Pradium' was sold for 595.5 million KRW.


In particular, this complex is located in a non-regulated area, offering the advantage of relative freedom from regulations. The first-priority subscription qualification requires applicants to be residents of Asan-si, Cheonan-si, Sejong Special Self-Governing City, Daejeon Metropolitan City, or Chungcheongnam-do, aged 19 or older, with a subscription savings account held for more than 6 months and meeting the deposit requirements by region and housing type. Both household heads and members can apply regardless of owning one or more homes, and there is no re-winning restriction, so subscription is possible regardless of previous housing lottery results.


The selection criteria for residents are as follows: for housing types with exclusive areas of 74 and 84㎡, 40% of the general supply units are selected by a point system, and 60% by lottery. For the 102㎡ units, 100% are selected by lottery.


In Dongtan, Jeil Construction is conducting subscriptions for 'Hwaseong Dongtan 2 Jeil Punggyeongchae Firstier.' The complex consists of 4 buildings from basement level 4 to 20 floors above ground, totaling 308 households. All units are medium to large-sized with an exclusive area of 101㎡. The distribution by type is ▲101㎡A with 155 households ▲101㎡B with 153 households.


Since the product exceeds 85㎡ exclusive area, many units are selected by lottery. Fifty percent of the general supply units are selected by a point system, and the remaining 50% by lottery. As it is supplied in a speculative overheated district, only household heads residing in Hwaseong City and the metropolitan area can apply for first priority.


The sale price for the 101㎡ units is up to 564 million KRW, and a price difference of several hundred million KRW is expected upon winning. The 'The Lake City Booyoung 3rd Complex' (moved in November 2018, total 706 households), about a 12-minute drive from the complex, has an 84㎡ unit selling price ranging from 1.03 billion to 1.32 billion KRW.


In Gwacheon-si, Gyeonggi-do, known as the 'quasi-Gangnam,' the first-priority subscription for 'Gwacheon Hanyang Sujain' apartments begins on the 7th. The complex consists of 4 buildings from basement level 3 to 20 floors above ground, with exclusive areas ranging from 59 to 84㎡, totaling 174 households.


The average sale price for an 84㎡ unit is 877 million KRW, which is cheaper than nearby market prices, leading many prospective applicants to expect a 'lottery win.' Compared to 'Gwacheon Centreville Asterium' (moved in 2020, 100 households) north of the complex, which was traded for 1.73 billion KRW in August, there is a price difference of about 853 million KRW.


However, since this complex supplies only units of 85㎡ or less, all are selected by a point system. Due to the limited supply and high popularity, it is likely to be fully subscribed within Gwacheon.


A sales official said, "There is an advantage of gaining price differences in a short period if you win," but added, "If you win without a clear financial plan, you may lose your subscription savings account or face disadvantages such as re-winning restrictions, so it is necessary to apply carefully."
