The Evolution of Living Spaces... Becoming 'Persona One Pick' with My Own Sentiment


Starting next year, the number of ‘Persona One-Pick’ spaces that embody one’s unique identity is expected to increase. The so-called ‘personal taste spaces’ reflecting individual preferences will grow, and residential spaces are anticipated to evolve in a way that a single item embodying a certain ‘aesthetic vibe’ occupies a dedicated area.


On the 1st, Fides Development held a press conference at The Plaza Hotel and announced the selection of ▲Persona One-Pick ▲Multi-Address ▲Law of the Centripetal Station (Gusim-yeok) ▲Generation Big Bang Phenomenon ▲Bulk-Up Sizing ▲Room & Room, Room in Room ▲Hyunga Silsang Effect as the ‘7 Major Space Trends for 2022?2023.’ This trend selection was derived based on the ‘2021 Future Housing Consumer Awareness Survey’ jointly conducted with The Research Group and others, expert sessions, and trend analyses from around the world.


Seungbae Kim, CEO of Fides Development, said, “Trends provide direction to the entire market. They will help both consumers and suppliers create proper and quality spaces.”


◇Persona One-Pick = This trend reflects one’s wealth and luxury goods through flexing (Flex), openly and boldly declaring personal tastes and beliefs through meaning out (meaning out), and the idea that “I am the center of the world.” It signifies having one unique space that embodies one’s identity?‘Persona One-Pick’ is in vogue.


◇Multi-Address = The era of Multi-Address, where workations become routine and delivery addresses become significant, is arriving. It evolves beyond living for a week or a month, or buying and remodeling a countryside house. Mobile homes and weekend country houses evolve into multi-habitation forms blending work and residence. During weekdays, people work remotely from surfing resorts on the East Coast, enjoying marine sports outside work hours, and on weekends, they come to the city to enjoy shopping and culture. The Multi-Address lifestyle is spreading.


◇Law of the Centripetal Station (Gusim-yeok) = Like centripetal force pulling toward a point, people gather around stations. The Law of the Centripetal Station (Gusim-yeok) applies. The entire metropolitan area is densely connected by subway stations, and combined with high-speed express trains like KTX, SRT, and GTX, the station area effect is amplified. Subway stations become major hubs attracting people, leading to the development of surrounding areas. Not only subway commuters but also those who rarely use the subway gather in station areas.


◇Generation Big Bang Phenomenon = As the Millennial and Z generations grow into society’s main actors, generational characteristics become distinct, and phenomena of generational separation and connection are reflected diversely in spaces, creating the Generation Big Bang phenomenon. Digital, mobile, and AI natives blend together. Millennials, familiar with mobile technology, become the main force in the space market, while Z generation, skilled in coding, create and enjoy their own spaces. The BB generation seeks new life values and enjoys active senior life. Retro, Newtro (a blend of New and Retro), and Hip-tro (a blend of Hip and Retro) spaces gain popularity. Parent generations and their children and grandchildren closely influence each other, making generational phenomena more dynamic.


◇Bulk-Up Sizing = Due to low-density social distancing, remote work, and online classes, demand for space increases, leading to a preference for larger homes?Bulk-Up Sizing. Despite trends toward downsizing and minimalism, there is a preference for spacious areas. Not only floor area but also spaces with high ceilings offering openness are popular. Large and tall warehouses on city outskirts are reborn as large coffee shops and bakeries, and as a reaction to minimalism, cluttercore interiors that densely fill spaces gain popularity.


◇Room & Room, Room in Room = Influenced by the pandemic, rooms evolve and diversify dramatically, ushering in the era of Room & Room, Room in Room. Room functions diversify and specialize. Portable home office capsules enter rooms. Alpha rooms and multi-rooms usable as storage, auxiliary kitchens, or wardrobes, and safe rooms prepared for disasters or intrusions are popular. Omega rooms?a newly coined term meaning rooms with limitless uses to enjoy one’s own flex?equipped with AI, VR, AR, and wearable devices for gaming, home training, and home gyms also gain popularity. Spaces for pets and companion plants enter rooms, and one-person broadcasting equipment, sound booths, and music rooms are set up within rooms. Portable home office capsules are installed inside rooms.


◇Hyunga Silsang Effect = As the boundary between reality and virtuality disappears, the Hyunga Silsang (現假實想) effect emerges. Virtual worlds open based on reality, and virtual worlds influence reality. Reality and virtuality reverse and mix in sequence, creating Hyunga Silsang. AI algorithms recommend places tailored to one’s tastes, and experiences are analyzed as data to form new trends. We enter an era of mixed reality transcending time and space. Various virtual reality technologies such as AI, VR, AR, and XR (Extended Reality) are applied, and as virtual spaces are realized as real spaces, they are expected to stimulate space development and architectural advancement.
