Unrestricted Pre-Sale Raw Housing in the Heart of Seoul... 'Sewoon Prugio Gravity' for Sale



Daewoo E&C has launched the sale of the residential lodging facility 'Sewoon Prugio Gravity.' Residential lodging facilities allow cooking and laundry like officetels and do not require a subscription savings account. They are not included in the housing count and are not subject to loan regulations or resale restrictions, so they are expected to attract high interest from investors.


The complex consists of 756 units in total, with 396 units in Zone 3-6 and 360 units in Zone 3-7, ranging from 21 to 50 square meters in exclusive area. Both complexes are composed of 6 basement floors to 20 above-ground floors.


Various house amenity services such as butler service, housekeeping service, mail house, fresh house, and rental house will be operated. Cultural facilities include coworking studios, content studios, and screen rooms. Additionally, community facilities such as a golf studio, boutique gym, shower rooms, and locker rooms will be provided, offering a level of luxury surpassing hotel services. The plan also includes outsourcing operations to professional companies to relieve landlords of inconveniences.


The Sewoon district, where the complex is located, is a redevelopment promotion area situated within the Four Great Gates of Seoul, equipped with financial and transportation infrastructure. Last year, the Sewoon district successfully sold 'Sewoon Prugio Hericity' (urban lifestyle housing) and 'Hillstate Sewoon Central' (urban type).


The complex is within walking distance of Euljiro 3-ga Station, a transfer station for subway lines 2 and 3, and Jongno 3-ga Station, a transfer station for lines 1, 3, and 5, allowing access to four lines. In particular, Euljiro 3-ga Station provides convenient access to Line 3, connecting downtown Seoul and Gangnam, boasting excellent public transportation. Additionally, Samil-daero and Sogong-ro, connected to Namsan Tunnels 1 and 3, can be quickly accessed, facilitating easy entry and exit to the Gangnam area, earning high marks for its metropolitan transportation network.


As it boasts a CBD location, the demand base is abundant. Around the complex are headquarters of major companies and financial institutions such as Daewoo E&C, BC Card, KT affiliates in Eulji Twin Tower, as well as SK Group, Hanwha Group, Hyundai Group, and KEB Hana Bank, accommodating demand from approximately 650,000 related workers.


Located right in front of Cheonggyecheon, residents can enjoy the Cheonggyecheon waterfront park nearby, and green spaces such as Namsan, Jongmyo Park, Namsangol Park, and Jangchungdan Park are also close. Nearby are also Gyeongbokgung, Changgyeonggung, and Deoksugung Palaces.


A sales representative said, "Sewoon Prugio Gravity is located in the central business district, targeting high-income one- to two-person households. To the west is the Gwanghwamun commercial area, to the east is Dongdaemun, which has emerged as a fashion mecca, and to the south is the bustling Myeongdong commercial area filled with tourists. It is expected to attract tourism demand that will revive after COVID-19."
